JOB TITLE: Custodian

DEPARTMENT : DPW

REPORTS TO : Manager ofBuilding and Grounds or designee in the building to which he/she is assigned

FLSA STATUS: Non-exempt, Full-time, benefit eligible

POSITION GRADE: Grade 1

PAY: Payrange is $20.11 $26.08 per hour, in 8 steps

1. Nature of Work : Performs maintenance and custodial functionsto keep town offices and buildings in a clean and safe condition. Inspects town facilities for properoperation.

2. SupervisionReceived : Under the directsupervision of the Manager of Building and Grounds, or designee in building towhich he/she is assigned and under the general supervision of the Director ofPublic Works. Objectives are set forthby the supervisor. Employee isresponsible for his/her work schedule to complete tasks and assignments.

3. SupervisoryResponsibility : May supervisetemporary or seasonal employees as assigned. Oversees outside contractors when performing work in or outside the townbuildings.

4. Confidentiality : Employee has regular access to confidentialinformation of the department. Confidentiality must be maintained with regard to this information inaccordance with Department Policy and the Public Records Act.

5. Accountability : Consequences or errors, missed deadlines orpoor judgment may include adverse public relations, monetary loss, legalrepercussions, labor/material costs, personal injury, jeopardize programs, anddanger to public health/safety.

6. Judgment : Guidelines may be given verbally, or throughadministrative or organizational policies, or directives. Employee is expected to weigh efficiency andrelative priorities in performing tasks.

7. Complexity : The work consists of the practicalapplication of a variety of concepts, practices and specialized techniquesrelating to custodial and maintenance work.

8. Nature and Purposeof Public Contact : Employeeinteracts frequently with Town employees and the public. Customer service skills are requiredinvolving courtesy, tact, and diplomacy.

9. EssentialFunctions : The essential functionsor duties listed below are intended only as illustrations of the various typeof work that may be performed. Theomission of specific statement of duties does not exclude them from theposition if the work is similar, related, or logical assignment to theposition.

  1. Sweeps,vacuums, washes,waxes floors.
  2. Disposesof trash and litter.
  3. Keepsbuilding in good condition by performing routine painting, and repairs usinghand and small power tools.
  4. Clearswalks of leaves/brush, snow and ice, mows lawns, trims flowers and shrubs,performs gardening services.
  5. Regulatesservices such as heat, air conditioning, lights, and water supply withinbuilding.
  6. Advisessupervisor as to repairs to facility.
  7. Asrequired maintains supply store area and submits orders for additionalmaterials.
  8. Makesarrangements for the setup of equipment and supplies for town meeting and otherspecial events.
  9. Operatesequipment related to the maintenance and repair work of buildings.
  10. Trainsnew employees in performing assigned duties.
  11. Performssimilar tasks as assigned, including functions of those in a lowerclassification as assigned by supervisory personnel.
  12. Participatesin town-wide snow and ice removal operations.
  13. Cleans,sanitizes and re-stocks all bathrooms.
  14. Participatesin the opening and/or closing of the building if schedule coincides.
  15. Cleansand sanitizes all public and staff desks, workspaces and library tables.
  16. Paysclose attention to meeting room schedule and sets up/and or breaks down thechairs and tables for various meetings, programs and special events.

10. Recommended Minimum Qualification

Education and Experience: High School diploma or G.E.D. with three (3)years of related work experience; or any equivalent combination of education,training and experience which provides the required knowledge, skills andabilities to perform the essential function of the position.

Special Requirements: Valid Massachusetts Drivers License.

11. Knowledge, Abilities and Skill:

1. Abilityto understand and apply verbal and written instructions.

2. Knowledgeof the operation of necessary equipment and tools used in the performance ofassigned work.

3. Knowledgeof air conditioning and heating systems to make adjustments and performprescribed maintenance.

4. Knowledgeof chemicals used for cleaning.

5. Abilityto deal effectively and tactfully with fellow employees, supervisors, and thegeneral public.

12. Work Environment: The nature of duties may involve continuouspresence of unpleasant or irritating elements, such as noise, odors, chemicalfumes, dust, smoke, heat, cold, oil, dirt, grease or bodily fluids. (bathrooms,injuries, cells). Work is performedindoors and outdoors regardless of weather conditions.

13. Occupational Risks: Dutiesregularly present potential risks of injuries from improper exposure that couldresult in loss of time from work. Examples of injuries include burns from chemical, muscular strains,falls from heights in excess of three (3) feet, and illness from exposure tocommunicable diseases. Special safetyprecautions, training, or protective clothing such as gowns, coats, gloves,glasses, hats, or boots may be required.

14. Physical and Mental Requirements: The physical demands described here are representative of those thatmust be met by an employee to successfully perform the essential function ofthis job. Reasonable accommodations maybe made to enable individuals with disabilities to perform the positionsessential functions.

Physical Demands: Work requires regular physical strength andeffort daily, such as, lifting heavy objects up to 60-100 lbs., carryingobjects and stacking them. In addition,pulling, pushing, standing, or walking for the full workday may be involved.

15. Motor Skills: Dutiesinvolve close hand and eye coordination and physical dexterity. Manipulation and motor control may requireextreme accuracy.

16. Visual Demands: Visual demands include reading documents forgeneral understanding, routinely reviewing non-written materials such asinstrumentation for analytical purposes and the need for color vision.
