ESSENTIAL DUTIES
Maintenance
-Perform constant monitoring and assessment of campus repair needs; report observations to Director of Facilities for review and scheduling
-Perform general maintenance and repairs for assigned equipment and facilities, which may include plumbing, electrical, basic carpentry, painting, and other building systems
-Maintain an organized inventory of supplies, fasteners, equipment and parts for all aspects of maintenance of building interiors, exteriors, and furnishings
-Utilize FMX work order system daily; reply and resolve requests in a timely manner
HVAC
-Inspect, troubleshoot, and repair HVAC equipment including air conditioning compressors, hot water boilers, water cooling tower, and water treatment systems
- Conduct regular preventive maintenance inspections of heating and ventilating units, including boilers, gas and electrically operated air-conditioning equipment, and make necessary adjustments or repairs
-Repair or replace defective parts in equipment and controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchangers, high limit controls, pressure controls, safety valves, and automatic gas valves
-Operate a variety of hand and power tools and HVAC test equipment; maintain equipment in effective and safe working condition; maintain HVAC parts and tool inventory.
-If licensed, perform skilled electrical maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors, and wiring systems as needed; connect motors to control panels.
-Monitor boiler operations, observing meter and pressure gauges; schedule contracted service for boilers
-Lubricate and pack heating, ventilation, and air-conditioning motors, pumps, fans, and other equipment.
-Install, rebuild, replace or repair fans, motors, thermostats, fuses, filters, bearings, valves, controls, gaskets and other equipment as necessary
-Maintain related records and inventories of filters, belts, and parts; maintain log of maintenance and troubleshooting and write reports as required
-Learn how to use energy management system (Climatec Automated Logic WEB CTRL) to monitor, program, and schedule HVAC
- Follow safe work practices and actively contribute to the safety of self, coworkers, and campus users
-Effectively and safely operate and maintain tools and equipment, including but not limited to, motorized lifts, vehicles, and golf carts
OTHER DUTIES
-Conduct online searches for parts, manuals, and solutions to maintenance problems. Research new products and techniques applicable to the campus
-Actively support the school through participation in the variety of activities that make the Catlin Gabel School a vibrant community
-Participate in ongoing professional development and training to support Catlin Gabel mission
- Complete other work as assigned by Director of Facilities
-Attend departmental and schoolwide employee meetings

INTERPERSONAL CONTACTS
This role requires daily interaction and cooperation with the Facilities Team, faculty, and staff.
There is occasional contact with students, parents, other school related constituents, and visitors.
EDUCATION AND EXPERIENCE
- High school diploma or GED required
- At least two years of documentable HVAC journeyman level operation, maintenance, and repair experience required.
- Must possess a valid Oregon Drivers License and have safe driving record to meet school standards
- Limited Maintenance Electrician (LME) credential and/or certification in OSHA Safety Trainings preferred
WORKING CONDITIONS AND PHYSICAL REQUIREMENTS
The requirements listed below are representative of physical requirements and may not be all-encompassing. Incumbents must be able to perform job duties with or without accommodations. Work is performed primarily in multiple buildings throughout the school campus, with some outdoor work required on occasion.
- Constant movement around campus by foot or mobilized machine; includes stairs and hills stairs between buildings multiple times throughout the work day
-Work is performed often in small spaces or from platforms and ladders, and requires frequent bending, squatting, stooping, lifting, pushing, pulling, carrying, and kneeling
-Frequent lifting and moving of materials, including furniture, ladders, and equipment; must be able to lift and carry 50 pounds for short distances
- Frequent contact with lubricants and other HVAC chemicals
-Must be able to work around moving machinery with exposure to marked changes in noise, temperature, and humidity, and dust, fumes, and gases; works in outdoor weather conditions as necessary
SCHEDULE
This position is year-round, full time at 40 hours a week. On call for HVAC remote monitoring and remote or on-site troubleshooting. Specific days and hours will be determined by the Director of Facilities. Requires occasional mandatory evening and weekend overtime work.
* All Facilities Team members are considered essential staff and are expected to respond to emergencies and inclement weather conditions. This includes power outages and snow and ice removal as needed.
