Position Description: Reporting to the Director of Facilities, the Maintenance Mechanic is responsible for general and preventive maintenance of mechanical, electrical, elevator, fire, and HVAC systems and Refrigeration Equipment, including performing repairs and upgrades as necessary. The Maintenance Mechanic is expected to accomplish assigned duties in an effective and competent manner and to strive for improvement and excellence in all work performed. Performs other tasks as assigned Responsibilities: Coordinates, performs, and documents engineering test reports with limited supervision. Install, maintain, and repair HVAC/Refrigeration equipment and associated plumbing and electrical systems, including low-voltage controls. Performs preventive maintenance on HVAC/Refrigeration equipment and maintenance inventory of belts, grease, oil, and supplies; performs general maintenance; maintains records of all repairs, maintenance, and replacement of equipment and building supplies. Maintenance and management of environmental conditions via HVAC control systems and BMS software. Ensures proper operation of the heating and cooling plant for facilities. Maintenance system components related to pumps, pneumatics, and electrical control; ensure proper circulation and ventilation; monitor and maintain split cooling units; assure proper local thermostat settings to maintain comfortable space temperature; repair and replace thermostat. Performs preventive maintenance on electrical and mechanical systems, such as lighting control systems, elevators, building light fixtures, fire detection and alarm systems, security cameras, card reader equipment, access door operators, and kitchen equipment; assists with monthly Sprinkler, Standpipe, Fire Pump, Fire Extinguisher inspection and Emergency Lighting System. Performs routine preventive maintenance on mechanical equipment, such as greasing bearings, inspecting belts, and filter replacement for the Main Air Handler and split units. Conduct facility condition surveys as per the Facility Director's Request. Performs required inspection for Sprinkler, Standpipe, Fire Pump, FA system, and walkthrough with Fire Department Inspector as needed. Able to construct, repair, and assemble related to various trades (i.e., carpentry, electrical, locksmith, and plumbing). Perform other duties as assigned. Ability to read and interpret blueprints and schematics. Knowledge of the operation of mechanical systems. Qualifications: Minimum of 4 years of related experience as a general tradesman. New York City Refrigeration Engineer's License Q99 or Certified HVAC Technician New York City Certificate of Fitness S12, S13, S95, D20, A35 Certificate for Low Boiler Pressure.
