YOUR PURPOSE
Are you someone who enjoys hands-on work, solving problems, and keeping things running smoothly? Join our team as a Maintenance Technician for City parking! In this dynamic role, you'll perform a variety of semi-skilled maintenance, repair, and custodial tasks to help ensure our parking decks are safe, clean, and fully operational for the community. From operating power tools and maintaining electrical and plumbing systems to cleaning elevators, stairwells, and public areas, your work will have a visible impact every day. You'll also assist with equipment maintenance, respond to service needs, and help out in the parking booth when needed. Under the guidance of the Parking Facilities Supervisor, you'll play a vital role in keeping our facilities welcoming and functional for everyone who uses them.
Essential Tasks
WHAT YOU'LL DO
- Performs maintenance and repair of City parking structures, including mechanical, electrical, and plumbing systems.
- Conducts regular inspections of parking facilities and equipment to assess maintenance needs and address issues.
- Operates a pressure washer to clean decks, uses mechanical sweepers and goats to remove debris, manually collects larger trash items, empties trash cans, and maintains landscaped areas.
- Uses leaf blowers and vacuums to remove foliage.
- Cleans and polishes elevators, drains water from elevator shafts, and maintains stairwells by removing cobwebs, graffiti, and dust from cameras.
- Mops lobbies twice weekly and places caution signs as necessary, especially during rainy conditions.
- Adjusts security cameras and air conditioning units as needed for proper functionality.
- Cleans and polishes metal fixtures, lobby windows, and fire extinguishers to maintain a clean and professional environment.
- Conducts daily cleaning and maintenance of restrooms.
- Responds to vandalism, monitors decks for security issues, and addresses safety concerns promptly.
- Services ticket and gate equipment, including replacing gates, adjusting time settings, oiling and cleaning mechanisms, and replacing mechanical parts.
- Reports malfunctioning equipment to the Parking Facility Supervisor for further action.
- Replaces light bulbs, transformers, and complete fixtures as needed. Tasks may involve climbing ladders or scaffolding to access hard-to-reach areas.
- Maintains inventory of essential maintenance and custodial supplies, including tickets, ribbons, tools, cleaning products, bulbs, paper supplies, and other related materials.
- Performs scheduled preventative maintenance across all parking facilities.
- Monitors for exposed steel, potholes, cracks, and expansion joint issues, and reports findings for corrective action.
- Assists customers in parking vehicles and places directional and informational signage as needed.
- Obtains change for attendants and provides support in booth operations when required.
- Assists with cable installation, restriping of decks, curbing, and pedestrian walkways, including touch-up paint work.
- Operates facility truck to transport supplies and equipment.
- Ensures all work is performed in compliance with OSHA regulations and City safety protocols.
Qualifications
WHAT YOU'LL BRING
REQUIRED QUALIFICATIONS
- High School Diploma or GED required.
- Must possess a valid North Carolina Driver's License.
- Strong understanding of safe and correct use of power tools, hand tools, and maintenance equipment.
- General knowledge of facility maintenance, repair work, equipment handling, and manual labor.
- Ability to lift up to 50 pounds and climb ladders safely.
- Must be available to work overtime, nights, weekends, and holidays as needed, and be on-call for after-hours emergencies.
- Familiarity with OSHA safety standards and relevant local, state, and federal regulations.
- Must be physically able to lift up to 50 pounds and perform manual labor, including extended walking and climbing of ladders, stairs, and scaffolding, often in challenging weather conditions.
- Must demonstrate proficiency in using both hand and power tools.
- Availability for on-call duty during evenings, weekends, and holidays is essential.
PREFERRED QUALIFICATIONS
- Two (2) years of experience in a semi-skilled or skilled maintenance, construction, or repair role is preferred.

- Far acuity: Ability to see clearly at a distance for tasks such as driving and observing activities.
- Near acuity: Ability to see details up close when reading manuals or inspecting equipment.
- Depth perception: Must be able to judge distances and spatial relationships.
- Field of vision: Ability to see across a wide area without turning the head.
- Accommodation: Ability to shift focus quickly between near and far.
Physical Strength:
- Medium work: Frequently exerts up to 20 lbs. of force; occasionally up to 50 lbs.; and continuously up to 10 lbs.
- Requires physical activities including standing, walking, kneeling, crawling, bending, lifting, climbing, reaching, and pushing/pulling.
- Frequent use of arms, hands, legs, and feet.

- Reading: Must be able to read and understand technical manuals and safety documentation.
- Writing: Capable of taking notes and completing maintenance logs.
- Speaking: Must communicate effectively with team members, supervisors, and the public.
Environmental Conditions:
Physical Surroundings:
- Primarily outdoor work with regular exposure to all weather conditions, including rain, wind, snow, and extreme heat or cold.
- Ideal for individuals comfortable working outdoors in physically demanding environments.
Hazards:
- Exposure to cleaning chemicals, trash, debris, insects, vermin, dust, wet conditions, and confined spaces.
- Work may include contact with potentially hazardous materials and conditions. OSHA bloodborne pathogen standards apply.
Machinery/Tools/Work Aids/Other Equipment:
- Equipment includes: pressure washers, mechanical sweepers (goats), brooms, mops, leaf blowers/vacuums, ticket and gate machines, card readers, coin machines, signage, cameras, janitorial supplies, lighting fixtures and transformers, ladders, scaffolding, HVAC units, cable tools, drills, facility vehicles, and two-way radios.
