Job Description
Overview
The PORTER is responsible for physically maintaining the cleanliness and housekeeping of the property including minor repairs and touch-up work, corrective and preventative housekeeping measures on property fixtures and building common areas, and for safeguarding same.
The PORTER is responsible for physically maintaining the cleanliness and housekeeping of the property's interior and exterior, and where applicable, for cleaning apartments prior to a new resident's move-in. Daily, constant housekeeping is the single most important responsibility of the PORTER. This position is also responsible for ensuring that property equipment is maintained in proper working condition and safeguarded.
Responsibilities
Perform any of the following as assigned by your supervisor:
Watering of flower beds, lawns, trees and shrubs
Remove branches, shrubbery, grass clippings, trimmings at the end of each day.
Painting and Staining
Building Clean-up
Parking Lot/Sidewalk Clean-up. Sweep or use leaf blower in parking areas and drive lanes to remove debris.
Walk property, parking lots and sidewalk first thing each morning and several times daily to ensure positive curb appeal.
Minor exterior landscaping- water and prune exterior shrubbery and plants. Assist in keeping grounds and sidewalk neat and free of debris. Rake, sweep, shovel as circumstances warrant.
Ensure that refuse found in common areas is properly disposed of. Assist in moving abandoned furniture, boxes, etc. to trash area when necessary.
Assist with various physical tasks as directed; e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc.
Assist with turnover when requested.
Clean exterior lighting fixtures and globes.
Physically walk the property on frequent basis and remove litter, debris and pet droppings from the grounds. It is especially critical that the following areas, as applicable, remain neat and free of litter at all times:
Walkways to and from, and in between buildings
Parking lots, garages and drives
Pool
Roof Deck/Courtyard
Laundry room
Mail rooms
Dumpster areas
Recreation areas
Grounds adjacent to the road, in front of the office
Provide your supervisor with a list of repairs and replacements needed in landscaping and grounds inspections.
