Under limited supervision, performs skilled, semi-skilled, and manual work associated with maintenance and repair of buildings, equipment, and related facilities. Work involves coordinating and conducting general/specialized construction work involving carpentry, plumbing, electrical, and HVAC projects. Reports to the Building Superintendent.

- Performs general or manual work associated with department projects: assembles, repairs, or installs furniture, equipment, and fixtures; moves/relocates departmental/office equipment, furniture, boxes, or other items; lifts/moves heavy materials.
- Maintains storage of surplus equipment; support services; special events; demolition and construction and care and placement of voting machines
- Ensures that operation, and maintenance of buildings, equipment, and systems are in compliance with applicable laws, codes, regulations, and standards.
- Conducts maintenance inspections of buildings, equipment and facilities to identify necessary repairs: implements preventive maintenance schedule to ensure regular servicing/maintenance of mechanical systems and equipment.
- Responds to requests for service: identifies priorities; determines equipment, tools, and materials required to conduct projects; provides cost estimates; makes recommendations concerning in-house repair, contracted repair, or replacement of equipment; schedules work to minimize downtime of equipment or disruption in offices/work areas.
- Coordinates projects conducted by contracted service providers: obtains cost estimates; serves as liaison between contractors and City personnel; schedules projects to minimize downtime; coordinates meetings with contractors; monitors work performed by contractors to ensure quality, adherence to schedule, and adherence to budget; conducts final inspections of work prior to approval of payment.
- Performs general building maintenance or carpentry tasks: repairs drywall; paints interior/exterior surfaces; repairs and maintains roofing; installs or repairs door locks/hardware.
- Performs general plumbing tasks: troubleshoots plumbing problems; installs/repairs plumbing fixtures; clears water lines and drains; repairs plumbing leaks.
- Performs general maintenance of heating, ventilation, and air conditioning (HVAC) systems: troubleshoots air conditioning or heating system problems; utilizes computer program to monitor system operations; conducts diagnostic testing to determine needed adjustments; services/maintains HVAC systems; cleans condenser coils; cleans/replaces filters.
- Performs general or manual work associated with department projects: assembles, repairs, or installs furniture, equipment, and fixtures; moves/relocates departmental/office equipment, furniture, boxes, or other items; lifts/moves heavy materials.
- Inspects/tests machinery, equipment and parts for proper operations; makes adjustments, repairs or replacements as appropriate; reports problem situations.
- Transports, loads and unloads various equipment and materials used in projects or at work sites.
- Maintains inventory control: ensures availability of adequate equipment, tools, parts, supplies, or other materials needed to conduct projects; initiates requests for new/replacement materials; purchases or picks up materials/supplies from local vendors as needed.
- Performs general cleaning/maintenance tasks necessary to keep vehicles, equipment, and tools in operable condition, which may include inspecting equipment, checking fluid levels, replacing fluids, greasing equipment, replacing parts, washing/cleaning equipment, and cleaning shop/work areas; monitors equipment operations to maintain efficiency and safety; reports faulty equipment.
- Follows safety procedures, utilizes safety equipment, and monitors work environment to ensure safety of employees and other individuals.
- Performs administrative tasks: reviews invoices, approves as appropriate, and submits for processing.
- Prepares or completes various forms, reports, correspondence, production reports, diagrams, statistical reports, diagnostic reports, maintenance records, purchase requisitions, inventory records, or other documents.
- Receives various forms, reports, correspondence, bids, price quotes, invoices, inventory records, production reports, statistical reports, technical study reports, blueprints, diagrams, specifications, codes, policies, procedures, operational guides, manuals, reference materials, maps, or other documentation; reviews, completes, processes, forwards or retains as appropriate.
- Operates a personal computer, general office equipment, or other equipment as necessary to complete essential functions, to include the use of word processing, database, system management, e mail, Internet, or other computer programs.
- Communicates with supervisor, employees, other departments, contractors, vendors, the public or other individuals as needed to coordinate work activities, review status of work, exchange information, or resolve problems.
- Maintains an awareness of new laws, procedures, trends and advances in the profession; reads professional literature; maintains professional affiliations; attends workshops and training sessions as appropriate.
- Performs general custodial maintenance tasks as needed.
- Provides assistance to other employees or departments as needed.
- Performs other related duties as required.
- Knowledge of the policies, procedures, and activities of the City and of departmental practices as they pertain to the performance of duties relating to the position of Building Maintenance Technician.
- Knowledge of methods, principles, and practices associated with general building construction and maintenance.
- Knowledge of technology, terminology, methods, materials, equipment, and tools relating to maintenance of building systems, electrical systems, plumbing systems, mechanical systems, and heating, ventilation and air conditioning (HVAC) systems.
- Knowledge of safety procedures, safety precautions, and safety equipment relating to performance of duties.
- Knowledge of the terminology, principles, and methods utilized within the department. Knows how to keep abreast of any changes in policy, methods, computer operations, equipment needs, policies, etc., as they pertain to departmental operations and activities.
- Knowledge with computers and software programs typically utilized by the position.
- Ability to comprehend, interpret, and apply regulations, procedures, and related information.
- Ability to effectively communicate and interact with supervisors, members of the general public, and all other groups involved in the activities of the department.
- Ability to assemble information and make written reports and documents in a concise, clear and effective manner.
- Ability to use independent judgment and work with little direct supervision as situations warrant.
- Ability to read, understand, and interpret blueprints, drawings, technical reports and related materials.
- Ability to read a variety of informational documentation, directions, instructions, and methods and procedures. Requires the ability to write reports with proper format, punctuation, spelling and grammar, using all parts of speech. Requires the ability to speak with and before others with poise, voice control, and confidence using correct English and well-modulated voice.
- Ability to exercise judgment, decisiveness and creativity in situations involving evaluation of information against measurable or verifiable criteria.
- Ability to utilize a wide variety of reference and descriptive data and information.
- Ability to perform addition, subtraction, multiplication, and division; the ability to calculate decimals and percentages.
