Maintenance Mechanic B
EXEMPT: No DEPARTMENT: Housing Programs
LOCATION: Field REPORTS TO: Working Foreman
SUMMARY: Under the supervision of the Working Foreman, performs general maintenance and modernization work necessary for the proper upkeep and operation of MVPHA properties and grounds. This position is considered a non-exempt position as defined by the Fair Labor Standards Act.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Performs maintenance and modernization work necessary for the proper upkeep and operation of MPVHA owned properties and grounds.
Makes basic repairs to structures, electrical, plumbing, heating, and air conditioning to keep in proper condition the interior and exterior of MVPHA buildings and structures.
Adjusts and maintains in good working order machinery and mechanical equipment including heating, plumbing and electrical equipment and apparatus.
Requisitions tools, equipment, and supplies on an as-needed basis.
Maintains a good working knowledge of all maintenance crafts and trades.
Maintains confidentiality of records.
Complies with internal security and safety practices established by the Housing Authority.
Establishes and maintains good working relationships with those contacted in the course of work.
Performs other related duties as assigned or directed.
QUALIFICATION REQUIREMENTS:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. EDUCATION and/or EXPERIENCE:
High school diploma/GED required; three (3) years related experience required. Skill in one or more crafts or trades, with a working knowledge of maintenance crafts and trades required.
LANGUAGE SKILLS:
Bilingual (English/Spanish) preferred. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak to fellow employees and subordinates and communicate essential policies and procedures.
MATHEMATICAL SKILLS:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to do mathematical equations calculations essential to the performance of this position such as calculation of quantity required and estimation of required resources.
REASONING ABILITY:
Ability to work effectively within a team environment and establish and maintain cooperative working relationships. Ability to work with persons of diverse cultures at all socioeconomic and educational levels. Ability to exercise good judgment in appraising situations and making decisions.
CERTIFICATES, LICENSES, REGISTRATIONS:
Must have and maintain a valid Drivers License.
UPCS Certification required or must obtain within one year of employment.
