Program Description

The Wintonia is a 92-unit SRO permanent supportive housing community serving adults with very low income, or no income, who were all deemed homeless or chronically homeless and disabled at time of application. The Wintonia operates from a Harm Reduction and Housing First model, meaning we serve very vulnerable individuals who endure or struggle with trauma, substance abuse, mental health and/or serious medical problems. Janitorial staff are often exposed to challenging behaviors and/or difficult clean-up situations that arise from close communal settings and/ or from active alcohol or drug abuse.

Responsibilities

Clean bathrooms, tub and shower rooms, according to building standards.

Restock soap, paper towel dispensers and other supplies.

Mop tile floors and stairwells according to schedule.

Prepare vacant rooms for rental including pack out and thorough cleaning according to prescribed procedures.

Empty building trash and collect and sort recycling receptacles.

Frequently respond to emergency cleanups where there may be exposure to blood, bodily fluids (urine, vomit, feces, blood) and other potentially infectious material.

Wear proper personal protective equipment at all times.

Maintain janitor closets and storage areas in a clean and safe condition, including labeling and mixing chemicals according to SDS instructions.

Maintain janitorial equipment in a clean, safe and operable condition.

Report on building systems performance.

Maintain and adhere to strong professional ethics and boundaries.

Tolerate and react appropriately to unusual, difficult or unpleasant behaviors while reporting crisis situations or odd activity to staff or management.

Other duties as assigned.

General Responsibilities:

Practice excellent communication skills and carry a walkie talkie for safety and for ease of communion so that you are available to respond to any emergencies.

Observe/follow guidelines on confidentiality rights of residents and respect their privacy.

Alert management team members to non-maintenance and housekeeping areas of concern.

Be willing and able to be on-call after hours/weekends for emergency security/building related calls.

Maintain accurate record of hours worked and turn in timesheets or complete TSheet entries on schedule.

Attend trainings required of employees and staff meetings as scheduled.

Become familiar with landlord/tenant law and the actions that are permissible for landlords.

Maintain cooperative relationships with residents/businesses in surrounding neighborhood.

Contribute to the mission of Catholic Community Services and Catholic Housing Services.

Contribute to and support a positive, team-oriented work environment.

Perform other job-related duties as assigned.

Job Conditions

This position requires the employee to work in an environment where there may be exposure to blood, bodily fluids, and other potentially infectious material. Other exposures could include cleaning supplies, chemicals involved in pest control, paint and other materials used in building maintenance, building temperature fluctuations, dust, noise, and odors. Other working conditions may include interruptions, working alone, evening or weekend work responding to emergencies and working on-call.

Physical and Mental Acuity Requirements

Ability to understand custodial and maintenance manuals and apply the concepts.

Ability to walk, kneel, climb, stand, crouch, stoop, reach, push, pull and other related activities associated with maintenance work.

Ability to lift loads not normally exceeding 50 pounds.

Ability to lift up to 100 pounds together with a team member.

Ability to handwrite legibly.

Ability to prioritize multiple tasks, and to plan, schedule and follow-through on projects.

Ability to work independently and as a team member.

Manual dexterity to handle tools, make small adjustments, etc.

Ability to work occasionally in poor weather conditions, including heat, cold, rain and snow.

Minimum Qualifications

One year experience and/or training in building janitorial services.

Work history which demonstrates reliability and dependability.

Ability to communicate effectively in English with staff and residents and to follow oral and written communication. Able to work independently and/or as member of a team.

Work or volunteer history which demonstrates ability to interact and communicate with others.

Ability to lift and carry up to 30 pounds regularly and up to 50 pounds occasionally.

Ability to work independently.

Ability to understand and respond to requests in English.

Work history that demonstrates reliability and dependability.

Work or volunteer history that demonstrates ability to interact and communicate with a diverse population and maintain a positive customer service style.

Experience and/or training in building janitorial services and an understanding of supplies, chemicals, and infection control principles.

Ability to work within the mission, goals and objectives of Catholic Housing Services and Catholic Community Services.

Preferred Qualifications

Experience working with chemically-dependent populations.

Experience working with homeless persons and/or formerly homeless person.
