Maintenance Supervisor - Hotel San Luis Obispo

The Maintenance Supervisor is responsible for overseeing and coordinating the maintenance of all physical structures which include but are not limited to the following: 78 guest rooms, parking garage, utility rooms, Piadina, Ox + Anchor, S. Low Bar, High Bar, outdoor patios, pool, and Sol Spa. The goal of this position is to ensure the hotel premises are safe, functional and attractive and to ensure guests are receiving service that meets Piazza Hospitalitys standards. The Maintenance Supervisor will manage a team of maintenance technicians by planning and assigning tasks, and monitoring work quality to guarantee proper upkeep of facilities and machinery while ensuring safety. The Maintenance Supervisor will also be responsible for scheduling repairs with contractors and managing a preventive maintenance program. This is a hands-on role which will require active participation in daily maintenance tasks. The right candidate will be highly detailed and organized with skills and knowledge in various trades including painting, plumbing, carpentry, pool maintenance, landscaping, HVAC, and electrical.

ESSENTIAL DUTIES & RESPONSIBILITIES (Include the following. Other duties may be assigned)
Plan daily, weekly and monthly task lists in accordance with current business levels and assign them between yourself and the team.
Perform daily property walks to ensure the facilities meet the companys standards for safety, functionality and attractiveness and prioritize plans and execute fixes when areas do not meet the standards.
Prepare weekly maintenance team schedule
Recruit, supervise and train maintenance technicians. Coach and discipline when needed.
Actively participate in the hotels safety and security initiatives
Constantly work to improve processes and efficiency regarding labor hour usage
Understand the financial and service impact of proper hotel maintenance
Hire and supervise tradesmen during installations, repairs or maintenance (electricians, plumbers etc.)
Establish a network of reliable contractors and maintain relationships
Establish an efficient guest request response and tracking system in collaboration with the Front Desk and Housekeeping departments
Take ownership of any issues and follow through in an organized way
Collaborate closely and communicate openly with other departments, specifically the service-oriented departments: Front Desk, Food & Beverage, Housekeeping.
Ensure the quality of the departments work, specifically the craftsmanship, and response to guest requests.
Monitor and control supplies and equipment maintaining basic parts inventory levels
Contribute to the development of maintenance budget and ensure compliance
Inspect and manage the maintenance of building systems (heating, ventilation etc.)
Participate in coordination of projects (e.g. renovations)
Ensure adherence to quality standards and health and safety regulations
Maintain strict adherence to preventive maintenance program
Monitor expenditures; prepare cost estimates; submit justifications for equipment
Train or coordinate training in facility maintenance and safety methods, procedures, and
techniques.
Perform the more technical and complex tasks of the work unit including swimming pool water treatment.
Assist with department coverage and assume responsibility for department when staffing is lean or technicians call out.
Respond after hours in the event of emergencies.
Invest time and effort in growing understanding of the facilities, equipment, systems and business dynamic; maintain awareness of new trends and developments in the field; keep informed on latest in technology and practices.
Demonstrate a commitment to improving the staffs skill level.
Research opportunities like local classes, workshops, certifications and online courses.
Communicate daily with General Manager
Lead the team with integrity, respect, support and accountability
Protect physical and human assets of the company.

SUPERVISORY RESPONSIBILITIES
Supervises the daily performance and efficiency of all maintenance technicians.

Minimum Education and/or Experience
Authorized to work in the U.S.
High School Diploma or GED
Minimum 1 year experience as engineering lead or supervisor or equivalent experience overseeing personnel
Minimum 3 years of prior experience with hotel maintenance is required. Other related maintenance experience will be considered.

Required Skills
Able to read, write and speak comprehensively in the English Language.
Intermediate computer skills. Efficient in Microsoft Office Applications (Word, Excel)
Intermediate mathematics skills.
Technical knowledge in electrical, plumbing, HVAC
Solid time management, organization and prioritization skills
Proven ability to effectively build and foster a team environment
Must be able to deal with all guests and staff in a courteous and professional manner.
Maintain professional appearance. Strong sense of urgency.
Preferred Education and/or Experience

Luxury Hotel Experience
HVAC Certification
CPO Certification
Paycom system experience

COMPENSATION & BENEFITS

Job Type: Full-time, hourly, non-exempt
Work Location: In-person at Hotel San Luis Obispo
Hours: 8 hour shifts, 40 hours per week, including weekends and holidays

The budgeted hourly rate that Hotel San Luis Obispo reasonably expects to pay for this position is $26.00/hour to $31.00/hour. Rate of pay offers are determined based on final candidate qualifications and experience; the budget for the position; and the application of consistent pay practices at the hotel.
