GENERAL DESCRIPTION

This is responsible building janitorial work at the full performance level involving semi skilled tasks in the cleaning and maintenance of public buildings.

Work involves responsibility for performing a variety of building cleaning and minor maintenance tasks. Duties include building cleaning tasks such as sweeping, vacuuming, dusting, buffing floors, and operating the heating system. This position also has the responsibility for making routine cleaning decisions. The work requires that the employee have good knowledge, skill and ability in general building cleaning and minor maintenance.

SUPERVISION RECEIVED

Works under the general supervision of the Facilities and Grounds Manager and the Lead Janitor.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Cleans rooms, hallways, lobbies, rest rooms, corridors, stairways, walls, and other areas. Sweeps, scrubs, waxes and polishes floors, using brooms and mops and powered scrubbing and waxing machines. Cleans rugs, carpets and upholstered furniture as required.
  • Dusts furniture and equipment. Polishes metal work. Washes interior windows, door panels and sills. Cleans window blinds.
  • Empties wastebaskets. Transports trash to disposal area.
  • Cleans and sanitizes lavatories. Cleans mirrors and basins. Replenishes bathroom supplies.
  • Performs minor repairs to buildings, such as patching walls, painting, and minor plumbing.
  • Cuts grass, tends to flowers and/or plants, and cleans outside grounds.
  • Removes snow, ice and debris from walks, as assigned.
  • Installs and removes air conditioners.
  • Cleans downtown including parking lots and garages.
  • Operates walk behind sidewalk sweeper.
  • Secures buildings. Turns out lights and sets alarms. Changes light bulbs as necessary.
  • Drives to various public buildings as assigned to perform duties. Delivers and picks up internal mail. Distributes office supplies.
  • Uses all tools, equipment and material safely and responsibly and performs basic inspection and preventative maintenance prior to use.
  • Fills out work order forms and related reports and record keeping.
  • Checks water level and pressure in heating system.
  • Sets up and takes down meeting rooms.

KNOWLEDGE, SKILLS AND ABILITIES

  • Good knowledge of the tools, equipment and methods of building cleaning and general maintenance.
  • Good knowledge of the work standards and safety procedures in building cleaning.
  • Good ability to work independently at various City locations (such as the Senior Center) without close supervision.
  • Good ability to establish and maintain effective working relationships with co-workers and the public.
  • Good ability to follow oral and written instructions and to learn department procedures. Good ability to communicate orally.
  • Some ability to fill out forms and keep records.

QUALIFICATIONS

A high school or trade school diploma or GED certificate, plus one year of building cleaning or related experience, or an equivalent combination of education and qualifying experience.

SPECIAL REQUIREMENTS

Must have a valid State of Connecticut driver's license and obtain a valid Class B Commercial Driver's License within a one (1) year period from the date of hire.

TOOLS AND EQUIPMENT USED

Floor buffers, steam cleaners, carpet cleaners, washers, vacuum, mops, broom, dusting equipment, hand-held tools, lawn mower, weed wacker, 8 HP tractor with snow thrower, leaf blower, walk behind sweeper.

Specific vision abilities required by this job include close vision, and the ability to adjust focus. The employee must be able to read and follow written procedures, perform an assigned schedule of tasks, bring discrepancies and problems to the attention of supervisor and apply common sense to minor problems.

While performing the duties of this job, the employee occasionally works near moving mechanical parts. The employee occasionally works in high, precarious places and is occasionally exposed to wet and/or humid conditions, fumes or airborne particles and toxic chemicals. The noise level in the work environment is usually quiet during indoor night shift operations.
