??? Job Title: Building Systems Technician
?? Location: South Seattle
?? Schedule: Full-Time | MondayFriday, with rotating on-call
?? Pay: $27$29/hour (DOE)

?? Key Responsibilities:
Perform regular maintenance and repairs on building systems, including:

HVAC: Filter and belt changes, coil cleaning, motor lubrication

Electrical & Lighting: Fixture replacement, basic troubleshooting

Plumbing: Minor repairs, restroom maintenance (toilets, urinals, sensors, caulking)

Conduct daily site walks and inspections (common areas, fire stairs, mechanical rooms)

Support building infrastructure:

Organize storage, parts, and mechanical spaces

Assist with drywall, flooring (carpet/tile), ceiling tile repairs

Perform seasonal and outdoor tasks (graffiti removal, yard work, perimeter checks)

Maintain building amenities (fitness centers, game lounges, conference rooms)

Complete work orders and log updates in shared CMMS/BAS platforms

Set up/reset atrium furniture and assist with marketing or event-related tasks

? Qualifications:
24 years of experience in building systems or facilities maintenance

Working knowledge of HVAC, electrical, plumbing, and mechanical systems

Familiarity with CMMS/BAS and the ability to read MEP drawings

Reliable, organized, and capable of working both independently and as part of a team

Able to lift up to 50 lbs., climb ladders, and access rooftops

?? Preferred Qualifications:
HVAC Certification (EPA 608 or similar)

WA State Electrical License (01 or 07)

OSHA 10/30 or other safety certifications

Completion of a trade school or technical program
