Summary:
Responsible for performing general building maintenance tasks in carpentry, electrical, heating, ventilation, and air conditioning (HVAC), plumbing, and for maintaining the entire property in safe, attractive, comfortable condition. Must be able to respond to building emergencies on a 24/7 basis. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required. Under supervision, operate, maintain and adjust steam power plant and electro-mechanical building equipment. They operate, maintain and adjust boilers, furnaces engines, pumps, heat exchangers, generators, motors, chillers, cooling towers, including equipment for heating, ventilation, air conditioning, lighting and associated equipment in public buildings, municipal pumping stations and incinerators; make periodic inspections of equipment and minor repairs to such equipment; perform preventive maintenance, take charge of a watch, and while so engaged are responsible for and direct subordinate personnel; may operate control consoles in control rooms; prepare requisitions for materials and spare parts; instruct and train subordinates and other personnel; read meters, gauges, and other recording devices and log the data; keep records and write reports; as directed, inspect low pressure boilers in accordance with a unified inspection procedure instituted by the New York City Department of Buildings; may operate a motor vehicle; and perform related work.
II. RELATIONSHIPS
A. Reports to Facility Manager, and or Chief Building Engineer.
B. Maintains relationships with other staff members, working closest with other maintenance workers.
C. Maintains professional relationships, as appropriate, with all building tenants.
D. Maintains relationships with any contract vendors working at property.
III. ESSENTIAL DUTIES & RESPONSIBILITIES
General:
a. Paints
b. Repair/replace ceiling tiles
c. Services plumbing, electrical fixtures, replaces bulbs and ballasts, and associated electrical and plumbing components i.e. switches, receptacles, faucets, valves, clear drains, etc.
d. Services all HVAC system equipment: Boilers, VAVs, AHUs, Chillers, Cooling Towers, Pumps, etc.
e. Repairs or replaces old and faulty parts
f. Repairs locks, and makes keys
g. Makes regular inspections of building, plumbing, electrical fixtures, appliances, and major equipment.
h. Checks for appearance and cleanliness, and reports unusual conditions.
i. Is on call for emergency duty when assigned.
j. Is familiar with power, water, and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants.
k. Knows emergency telephone numbers (e.g., police, fire department, Chief Facility Engineer, Facility Manager).
l. Follows all company emergency procedures.
Experience and/or Educational Requirements:
- Experience with computers, Microsoft Office, computer-based Building Management Systems. Ability to interpret system readings to identify potential system problems. Experience with Microsoft Office and Computerized Maintenance Management Systems (CMMS) products helpful.
- Must be able to work flexible hours and respond to building related emergencies when the need arises. Company cell phone will be provided to successful applicant.
- This position requires the attainment of a CORE-7 Cooling Tower Pesticide Certificate within one year of acceptance of this Offer Letter.
- Will be able to respond early or stay late for snow management at the site.
- Will be required to complete Refrigeration certification, OSHA 10 certifications within 1 year
- Must have a valid NY drivers license and reliable transportation.
- Must possess a valid license for High Pressure Boiler Operating Engineer issued by the New York City Department of Buildings. This license must be maintained for the duration of employment.
- Within 90 days from the date of hire, must obtain a valid certificate of fitness for Standpipe, Automatic Sprinkler, and/or Air Compressor issued by the New York City Fire Department.
