Maintenance Technician Job Description:
Our company is looking for an experienced Maintenance Technician to join our team. The candidate must be able to perform routine maintenance and repairs at residential and commercial buildings in a timely and professional manner. This position will require the candidate to physically labor with tools, equipment, ladders, and construction supplies daily. Coming to work with a positive attitude and a willingness to work with other employees as a team is crucial.

Maintenance Technician Tasks:
The ideal candidate must have experience in all aspects of property and building maintenance, including but not limited to:
* Perform minor and routine maintenance and repairs of residential and commercial properties.
* Inspect vacated properties and complete turnover checklists. Routinely perform duties to prepare tenant spaces, such as apartments and offices, to move-in ready status as required.
* Perform building and common area upkeep daily such as general housekeeping, landscaping, and snow removal.
* Complete preventative maintenance as assigned and required.
* Assist with tenant improvements as required.
* Maintain inventory, tools, and equipment as required.
* Perform effective emergency maintenance (after hours) as required.
* Survey properties and building systems to ensure they are consistent with quality, health and safety standards.
* Coordinate maintenance objectives with team members daily.
Maintenance Technician Skills and Requirements:
* Proficient at drywall, painting and some carpentry.
* Driver's license and reliable transportation to properties.
* Proven experience as a maintenance technician in a residential, commercial, and/or general construction setting.
* Plumbing, electrical, drywall, painting, and flooring work experience.
* Ability to work with a multitude of tools, ladders, equipment.
* Excellent organizational and problem-solving skills.
* Complete work to a quality level above industry standards understanding that every detail matters.
* Communicating with upper management, property managers, leasing agents, and maintenance team regarding issues; investigating and resolving such issues.
* Advise company team on matters pertaining to methods, materials, sequencing, scheduling, and personnel.
* Follow directions and work under minimum supervision.
* Ability to read and understand work assignments, as well as report verbally and provide written documentation as necessary.
* Capable of carrying at least 80 lbs.
* Desire for a long-term career.
Willingness to work overtime when necessary to deliver services on time and under budget.
* Willingness to be on-call and work weekends.
* Willingness to submit to a background check and drug test.
* HVAC experience a plus but not required.
