POSITION SUMMARY:
We are seeking a skilled and dedicated Maintenance Technician to join our team. The ideal candidate will be responsible for performing a variety of maintenance duties to ensure the optimal functioning of our facility, equipment, and systems. This role requires a strong understanding of mechanical, electrical, and plumbing systems, as well as a commitment to safety and efficiency.

QUALIFICATIONS:
- Must have knowledge of and experience in maintenance or a maintenance-related field.
- Must be mechanically inclined, self-motivated, and receptive to complete the task at hand.
- Must be in good physical condition to accomplish tasks/jobs such as climbing ladders and working on rooftops.
- A valid driver's license and a good driving record are required.
- Minimum education of a High School Diploma or GED.
REQUIRED SKILLS
- Strong mechanical aptitude and troubleshooting skills.
- Proficient in electrical systems, including wiring, circuits, and motor controls.
- Knowledge of plumbing systems and pipefitting.
- Ability to read and interpret technical documents.
- Excellent problem-solving and critical thinking skills.
- Good communication and interpersonal skills.
- Ability to work independently and as part of a team.
- Basic computer skills for documentation and communication.
PHYSICAL DEMANDS:
The employee must be in good physical condition to accomplish projects & job demands. The employee must be capable of lifting 50 pounds of dead weight alone.
WORK ENVIRONMENT:
Various working conditions, including weather-related, office environment, and home environments involving HUD apartments.
FUNCTIONAL RESPONSIBILITIES INCLUDE:
- Perform routine preventive maintenance on machinery, equipment, and building systems (e.g., HVAC, plumbing, electrical).
- Diagnose and troubleshoot mechanical, electrical, and plumbing issues.
- Repair or replace defective parts, components, or systems.
- Conduct regular inspections of equipment and premises to identify and resolve potential problems.
- Respond promptly to maintenance requests and emergencies.
- Maintain accurate records of maintenance activities, repairs, and inventory.
- Assist in the installation of new equipment and systems.
- Ensure compliance with all safety regulations and company policies.
- Operate a variety of hand and power tools, as well as testing equipment.
- Collaborate with other departments to ensure smooth operations.
- Read and interpret blueprints, schematics, and technical manuals.
- Manage work orders through a computerized maintenance management system (CMMS).
- Participate in on-call rotation as needed
- Assist with other maintenance-related urgent and non-urgent tasks when needed
