Salary: Based on ExperienceReporting to: Chief Executive OfficerLocation: Yonkers, New York BackgroundThe mission of the Charter School of Educational Excellence ("CSEE") is to produce students who meet or exceed all New York State learning standards. CSEE will create a challenging learning environment with high expectations for every child, emphasizing the essential subject areas of English-language arts, mathematics, social studies, and science. The school will employ a standards-based and research-proven curriculum, implement best educational practices, use a variety of assessments to measure ongoing student progress in skills and content learning, and support teachers with professional development activities aligned with the instructional program. CSEE's emphasis on basic subjects will give students a solid academic foundation that will allow them to become critical thinkers and life-long learners. The school will also expose students to a diverse curriculum that promotes appreciation of art, music, and cultural awareness. The Charter School of Educational Excellence will provide a safe and nurturing environment for all students and foster a strong partnership with families and the community.Position OverviewThe Charter School of Educational Excellence Chief Custodian understands and promotes the school's mission, vision, objectives, and policies both within and outside the immediate school community. The Chief Custodian provides custodial services at the Elementary, Middle, and High school buildings; ensures an attractive, sanitary, and safe environment for the K-12 students, staff, and visitors; oversees the preparation of the School facilities and events; oversees and supports assigned custodians in the performance of their assignments; and ensures that tasks are completed in a safe, proper, and timely manner. Work will require independent judgment and is performed under the supervision of the Chief Executive Officer and K-12 Principals, who will provide performance evaluations. Responsibilities & duties (including, but not limited to)Facilities ManagementDirect all aspects of facilities management and administrative services for the School;Scheduling, supervising, evaluating employees and participating in the cleaning and maintenance activities of the district;Supervises the cleaning of classrooms and other areas of the district buildings to ensure the work is properly done and being performed according to regulations;Assigns custodial workers to tasks and supervises their work;Supervises the maintenance and operation of heating and ventilating systems;Inspects work being performed by outside contractors;Support the Executive Chief Officer and K-12 Principals with day-to-day renovationsServe as liaison between administrators, teachers, staff and custodial staffDevelop the new and existing space to meet administrative and instructional needs manage, space planning, renovation, and construction projects;Inspect school facilities to determine deficiencies and inform of findings; Inspect all repairs before approval for final payment;Oversee facilities' maintenance operating standards;Interviews and recommends the hiring of custodial personnelRequisitions, receives, stores, and distributes building cleaning supplies;Keeps records and creates reports of supplies used and activities carried on;Provide support and supervision to all school maintenance staffContract ManagementMaintain contract and contractor status databases as well as maintain records that detail service historyManage all school facilities tracking reportsPrepare bid sheets for contracts, process specifications, test and progress reports, as well as other exhibits that may be requiredReview contractors' bids from firms for conformity to contract requirements and determine acceptable bidsEstablish and maintain contact with contractors to ensure the smooth working of the contract awarding processReview all communications concerning contractors and respond as necessary Physical Demands and Work HazardsWorks in standard office and school building environmentsAbility to work outdoors in inclement weather conditionsExposure to cleaning chemicals, solvents, and contaminated trash, grasses, pollens, etcPhysical condition commensurate with the demands of the positionWork experience & skillsA high school diploma or equivalent is required. Associate degree or bachelor's degree preferred.Must be able to read, write, and speak Spanish at an advanced levelFive or more years of facilities or maintenance in a K-12 schoolThree (3) years of experience in which the primary function was building cleaning, maintenance, repair walls, stripping, buffing and waxing floors, snow removal and landscaping.Two (2) years of experience in carpentry, painting, electrical, plumbing, heating, or ventilating repair work.Ability to effectively, efficiently, and safely use tools and operate equipment related to building and grounds cleaning and unskilled maintenanceKnowledge of the operating and maintenance of heating and ventilating equipmentKnowledge of the janitorial cleaning supplies, hand tools of trade, and related power equipment, including brooms, mops, floor cleaning and waxing machines, vacuum cleaners, snow blowers, shovels, power mowers, and hand tools.Supervisory or team leader experienceProven success in large-scale project management and high-level decision-makingExperience in managing external relationships and vendorsExperience and ability to work with the Chief Executive Officer and K-12 Principals on issue resolution relative to vendor payments and disputesExperience with maintenance and operations systems, architectural plans, and current technology for security and audio/visual systemsExcellent follow-through, attention to detail and accuracy, ability to meet deadlines, multi-task, and the ability to prioritize projectsExcellent organizational skills, a team player, willingness to meet tight timelines and pitching in whenever neededAbility to understand and follow written and verbal instructions from the Chief Executive Officer and K-12 PrincipalsPossessing a positive attitudeThe ability to work with a variety of personalities, both internally and externallyThe ability to maintain the confidentiality and privacy of the business/personnel officePersonal qualities & behavioral traitsEnjoys working as a part of a team and promotes coordination and cooperationAbility to adjust expected tasks and schedule to the updated priorities A genuine interest in finding ways to improve public education and support our schoolsAbility to develop an open and collaborative environment towards strengthening staff relationships in support of school needsProven high standards of performance, persistence, and resourceful towards long-term solutionsPassionately dedicated to the school's missionDevelops and maintains positive communications and working relationships with Principals, teachers, staff, students, parents, and co-workers by being collaborative and maintaining a pleasant work attitudeGears communications towards the target audience and employs negotiation skills as needed.
