Job Description:

POSITION: Maintenance Worker

DEPARTMENT: Buildings and Grounds

WORK SCHEDULE: 4-H Grounds 2:00 pm -10:00 pm as assigned

STATUS: Full-time

FLSA STATUS: Non-exempt

HOURLY RATE: $25.7269 per hour

Incumbent serves as Maintenance Worker for the Buildings and Grounds Department, responsible for assisting in maintaining and repairing facilities, grounds and equipment at County facilities.

DUTIES:

Mowing, groundskeeping, and landscaping for a variety of properties.

Maintaining grounds equipment.

Checks interior and exterior lighting daily and replaces bulbs and ballasts as needed. Assists in making interior and exterior electrical repairs as assigned, such as repairing, replacing or installing motors, pumps, fixtures, security locks, fuses, garage doors and wiring.

Assists in performing preventive maintenance as scheduled for all systems and equipment, such as cleaning, oiling/lubricating, maintaining fluid levels, adjusting controls, replacing belts, and repairing items as assigned.

Assists in maintaining environmental comfort system, including operating computer-based digital management system, analyzing and maintaining appropriate environmental system chemical.

Assists in maintaining a fresh water delivery and sanitary waste systems, and cleans and maintains storm water collection/diversion system. Maintains salt in water softener.

Assists in making plumbing repairs as assigned, such as replacing faucets and fixtures, unclogging toilet and sink drains, replacing valves, and repairing leaks.

Assists in maintaining and repairing equipment as needed, such as kitchen appliances and custodial equipment, including purchasing, fabricating, repairing, and replacing parts.

Assists in constructing, repairing and painting structural and aesthetic building components as assigned.

Assists in maintaining grounds, including watering flowers, and removing weeds and snow.

Follows preventive maintenance schedules for all systems and equipment, such as cleaning, oiling/lubricating, and repairing items as needed.

Maintains communication with Buildings and Grounds Superintendent and Assistant Buildings and Grounds Superintendent regarding projects, and repair supplies and parts, as needed.

Assists in maintaining detailed records regarding maintenance activity as required.

Periodically assists contractors in accessing facilities as needed.

Periodically attends training to maintain current knowledge of relevant technology and methods.

Periodically makes recommendations for new equipment, building upgrades, and major repairs as needed.

Serves on 24-hour call for emergencies.

Work at multiple facilities at any given time.

Any other duties as assigned.

As a result of the duties associated with this job, there is the potential of becoming exposed to blood borne pathogens and other potentially infectious diseases. To safeguard employees and eliminate the liability placed on Hamilton County, employees working in this position are required to complete the Hep B series as a condition of employment. The initial and two subsequent vaccinations shall be administered by the Hamilton County Health Department and free of charge to the employee. If the employee has previously received the three shot Hepatitis B vaccination, official documentation must be provided to the supervisor identifying the dates in which each shot was appropriately administered. A Temporary Medical Declination may be made for a period of up to six months. A Declination form must be completed, outlining the medical reasons for the temporary declination and forwarded to the Safety & Risk Manager. Employees temporarily declining the vaccine are prohibited from performing any duties in which they may be exposed to a blood borne pathogen or other potentially infectious disease until they are able to begin/continue the series of vaccinations. Failure to comply will result in termination of employment.

I. SKILLS AND KNOWLEDGE:

High school diploma or GED and a minimum of one year of experience in commercial construction and/or public facility maintenance, or closely related area.

Working knowledge of and ability to assist in maintaining various mechanical systems, including plumbing, electrical, and HVAC, involving reading/interpreting technical manuals and schematics, and assisting with solutions.

Working knowledge of and ability to follow current building codes and OSHA safety policies and procedures.

Ability to properly operate a tractor, and various hand and power tools, such as hammer, screw drivers, wrenches, pliers, drills, power saws, grinder, shovel, and snow blower.

Ability to physically perform assigned duties, including sitting and walking at will, walking on uneven terrain, pushing/pulling/lifting/carrying objects weighing less than 75 pounds, reaching, bending, hearing mechanical sounds and communication, climbing ladders, crouching/kneeling, and handling/grasping/fingering objects.

Ability to work with others in a team environment, and maintain appropriate, respectful interrelationships with co-workers.

Ability to comply with all employer/department personnel policies and work rules, including, but not limited to, attendance, safety, drug-free workplace, and personal conduct.

Ability to understand and follow written and oral instructions/directions, and appropriately respond to constructive criticism.

Ability to work on several tasks at the same time, and complete assignments effectively amidst frequent distractions and interruptions.

Ability to effectively communicate orally and in writing with co-workers, other County personnel and contractors, including being sensitive to professional ethics, gender, cultural diversities and disabilities.

Ability to serve on 24-hour call and respond swiftly, rationally and decisively to emergencies.

Possession of a valid Indiana driver's license and demonstrated safe driving record.

II. RESPONSIBILITY:

Incumbent performs moderately complex, standardized tasks applying basic knowledge of a variety of mechanical trades, technical manuals, and schematics. Moderate care and skill are required to prevent damage to tools and equipment, and ensure safety of self and others.

III. PERSONAL WORK RELATIONSHIPS:

Incumbent communicates with co-workers, other County personnel and contractors for the purposes of exchanging information.

Incumbent reports directly to the Superintendent.

IV. PHYSICAL EFFORT:

Incumbent's duties involve sitting and walking at will, walking on uneven terrain, pushing/pulling/ lifting/carrying objects weighing less than 75 pounds, reaching, bending, hearing mechanical sounds and communication, climbing ladders, crouching/kneeling, and handling/grasping/fingering objects..

V. WORKING CONDITIONS:

Incumbent performs duties in County facilities involving working on ladders and electric lift, and exposure to cleaning chemicals, power tools and equipment, dust, fumes, electrical current, and adverse weather. Safety precautions must be followed at all times to avoid injury to self and others. Incumbent regularly works weekend and/or evening hours, and occasionally works extended hours. Incumbent serves on 24-hour call for emergencies.
