Lead Building Maintenance Technician

Kitchell is seeking an experienced and dedicated Second Shift Lead Building Maintenance Technician to join our Facilities Management team in our Phoenix region in Arizona, and build a long-term career at one of the most innovative and growth-oriented building companies in the United States.

Duties and Responsibilities:

  • Performs routine maintenance, troubleshooting, and repair on HVAC/Mechanical systems such as, air handling units, exhaust fans, VAV's, fan coil units, water heaters, humidifiers, chilled water systems, pumps, water softener systems, lighting and ballast systems, electrical and electronic controls, building automation systems, fire pumps, generators, domestic booster pumps, ice machines, plumbing and other equipment.
  • Prioritizes daily activities and work order scheduling with team members and keeps management informed on progress and delays of all preventive maintenance work orders, related jobs, and other repair activities to help assist with efficient and adequate utilization of staff and resources; ensures timely completion of properly authorized work orders in a cost-effective manner.
  • Responds to client questions on contracted maintenance activities and decisions in resolving problems in a professional and timely manner. Refers questions and comments to manager as required.
  • Interacts courteously with the client staff, vendors, contractors, and public; maintains effective working relationships with other staff; cooperates with and follows directions of Supervisor to effectively meet departmental and client objectives.
  • Coordinates with vendors for performance of specialized maintenance, repair, or certification of equipment and systems. Inspects completed work for conformance with contract requirements and safety codes. Processes invoices for payment.
  • Requisition's materials and supplies using established guidelines and procedures.
  • Participates in safety training and meetings and always uses safe working practices.
  • Responds to emergencies as requested and coordinates after-hours work activities and repairs; informs Supervisor of all after-hours work requirements.
  • Documents and records work performed, and materials used into a computerized maintenance management system (CMMS) in a timely manner.
  • Inspects completed work for conformance with requirements of local building and safety codes.
  • Assembles documentation for compliance with federal, state, local and company compliance and auditing requirements, and participates in audits as required.
  • Repairs and replaces faulty switches, receptacles, and other elements of electrical systems to include fabrication of electrical control panels.
  • Executes additional duties, projects and responsibilities as assigned.

Education and Experience

Required:

  • High school diploma or general education degree and specialized or advanced coursework in building maintenance or related field required.
  • Minimum 7 years position related work experience in building maintenance or related field required.

Desired:

  • Facility or Engineering degree, and HVAC certification desired.

Knowledge and Skills

Required:

  • Knowledge of the proper use of specialized departmental equipment including those used in the plumbing, electrical, HVAC and general carpentry trades.
  • Moderate computer literacy for entering and looking up information using standard business software.
  • Demonstrated organizational, problem solving and common sense skills.

Work Environment:

  • While performing the duties of this job, the employee frequently inspects the project and may be exposed to ongoing construction and various weather conditions, while wearing personal protective equipment.
  • The noise level in the work environment may range from moderate to loud.
  • This position is performed in outside weather conditions.

Physical Requirements:

  • While performing the duties of this job, the position is very active and the employee is frequently standing, walking, reaching, bending, kneeling, stooping, crouching, crawling, digging, trenching and climbing throughout day.
  • The employee must frequently lift and/or move items up to 50 pounds.
  • Operating heavy equipment and hand tools.
  • Reading and communicating plans.

Travel Requirements:

  • Travel may be required more than 25% of the time.
  • A valid Arizona driver's license with an acceptable motor vehicle record, free from suspensions or restrictions, is required.
  • Ability to drive a motorized vehicle.
