Job Description:

JOB SUMMARY:

Performs general maintenance throughout the San Antonio campus. Implements the University work order system for general maintenance requests. Responsible for insuring work is in compliance with all OSHA and EPA regulations.

Attendance - Reliable and strong, provides notice for absences.

ESSENTIAL FUNCTIONS:

  • Performs carpentry work necessary to maintain all University property. Work includes repairing or replacing damaged materials in floors, walls, doors, etc.
  • Performs painting as needed to maintain interior walls, handrails, doors, baseboards, and trim. Work includes taping/floating and texturing.
  • Performs plumbing work to include repairing and replacing faucets, flush valves, ball cocks, diaphragms, and broken pipes. Clears clogged drains, pipes, and traps.
  • Makes repairs to electrical systems. Repairs or replaces switches, outlet cover plates, fixtures, and broken wiring. Also, replaces burned out circuits.
  • Assists in maintaining stock inventory of all maintenance supplies and equipment.
  • Purchases materials and equipment relating to aspects of University Resident Hall maintenance, with the approval of the Maintenance Supervisor and Director of Physical Plant.
  • Ensures work is performed in accordance with EPA and OSHA standards.
  • Maintains equipment records for scheduling of maintenance. Monitors systems performance with continuous attention to malfunctions and repair needs.
  • As needed, coordinates work with other trades, communicating effectively with all levels of personnel.
  • Meets standards of professionalism, quality, timeliness, and neatness in performing all maintenance tasks.
  • Responds appropriately to emergency situations.
  • Performs related duties as assigned.

Requirements:

KNOWLEDGE, SKILLS, AND ABILITITES:

  • Sufficient knowledge, skill level, and ability to accomplish general maintenance tasks.
  • Willingness and ability to respond in a timely manner in emergency situations.
  • Working knowledge of all related trades and tools.
  • Ability to work indoors and outdoor in all weather conditions.
  • Ability to work in dusty, noisy, and hazardous areas.
  • Ability to work in tight, limited space areas.
  • Ability to work while on ladders, scaffolding, and rooftops.
  • Ability to lift and carry up to 75 pounds without assistance, and in excess of 100 pounds with assistance.
  • Ability to climb, balance, stoop, kneel, and squat.
  • Ability and willingness to work hours as assigned and as dictated by the situation.

EDUCATION AND EXPERIENCE:

  • Three years' experience in general maintenance with responsibility for plumbing, electrical work, carpentry, and painting.
  • Trade school graduation or certification. Substantial additional general maintenance experience may be substituted for trade school diploma or certification.
  • Valid Texas driver license with satisfactory record with relation to moving violations
