Title: Maintenance III - Groundskeeper and Roofing Specialist

Reports To: Maintenance Supervisor - Roads and Grounds

Position Purpose: To keep the District's facilities, grounds, and roofs maintained and operational so that they present no problems or interruptions to the education program.

Qualifications:

  • High school graduate or equivalent.
  • Certification as a Registered Roof Observer or minimum of six years experience as a roofer in a commercial, industrial, or facilities operations setting.
  • Experience and training in landscaping, grounds maintenance, mowing, fertilizing, soil testing, aerating, weed control, heavy equipment operation, snow removal, machining, welding, concrete/asphalt, fencing, playground maintenance, and roof repair. Such alternatives to the above qualifications as determined to be appropriate and acceptable.
  • Knowledge in maintenance and care of roofs; general knowledge of the tools, principles/practices, materials, and equipment used to install, repair, and/or maintain roofs.
  • Documented knowledge of standard practices in the care of trees, shrubs, flowers, grasses, etc.
  • Knowledge of standard practices, tools, and terminology in landscaping, grounds maintenance, roof maintenance, heavy equipment operation, and other assigned skill areas.
  • Ability to drive and operate medium to large trucks, mowers, standard skid-steer, and a variety of standard farm, lawn, and turf management equipment.
  • Ability to maintain vehicles and equipment.
  • Ability to read, understand, and apply technical information in equipment and facilities maintenance manuals, technical bulletins, blueprints, and associated grounds keeping literature; must be able to interpret the technical language within the assigned skill areas.
  • Ability to design or modify components to meet job requirements in the assigned skill areas.
  • Must have or obtain a valid Commercial Kansas driver's license and possess a good driving record.
  • Ability to work in varied weather and temperature conditions.
  • Ability to work from heights.
  • Ability to perform work independently according to prescribed standards and procedures with a minimum of supervision.
  • Ability to follow verbal and written instructions.
  • Dependability and the ability to get along with others.
  • Knowledge of occupational hazards, safety precautions, hazardous materials, and proper ways necessary to perform the assigned tasks.

Physical/Emotional Requirements:

  • The incumbent may be required to use the below requirements during any part of the working day.
  • The incumbent must be able to lift and carry up to 100 pounds.

  • Standing, sitting, bending, stooping, walking.
  • Reaching, pushing, pulling, climbing, driving.

Performance Responsibilities:

  • Reports to the Maintenance Supervisor - Roads and Grounds to receive each day's assignments.
  • Perform grounds maintenance activities as assigned or by following an established work schedule.
  • Respond to work requests in a timely and courteous manner.
  • Perform maintenance and repair tasks in accordance with appropriate standards and procedures.
  • Assist in the installation, alteration, removal, replacement, maintenance, and repair of all hot and/or cold roofing systems and their related components to include asphalt, rubber, slate, tile, shingle, and sheet metal coverings.
  • Maintain, repair, install, replace, inspect, and perform necessary actions to keep District roofs in good condition, and according to manufacturers specifications; ensures compliance with any warranties, additional guidelines, and appropriate regulations related to the roofing trade.
  • Clean roofs of water, snow, or debris to prevent possible roof leaks and punctures and to eliminate hazards related to severe weather.
  • Correct problems by the use of appropriate materials to repair or correct cracks in membranes, ridges and blisters, exposed felts, ponding water, lateral tears or splits in membrane flashings, open expansion joints, voids in over-lapping membranes, punctures, pitch pans, seals around equipment, skylights, access panels, roof drains, vent pipes, and seals for special installations on roof tops.
  • Repair flashing, drip strips, roofing vents, and ridge caps.
  • Assemble, install, and inspect gutters, downspouts, etc.
  • Perform basic fabrications and repairs to sheet metal and copper roofing products; clean, cut, and solder metal roofing materials as required.
  • Assist Maintenance Supervisor - Roads and Grounds in the development, management, and implementation of a roof inspection program.
  • Assist Maintenance Supervisor - Roads and Grounds in the determination of type, gauge, and amount of materials required for performance of work.
  • Assist with a variety of work assignments including such things as machining, welding, concrete/asphalt, fencing, playground maintenance, and roof repair.
  • Periodically, perform manual digging and manual labor using hand tools.
  • Perform annual roof inspections at each District school and building.
  • Work with Maintenance Supervisor-Roads and Grounds in maintaining files for each District roof including inspections, manufacturers information, warranty information, condition of roof, etc.
  • Assist with development and carry out preventative maintenance program.
  • Follow the District's system for the receipt and issuance of parts and supplies as well as maintaining recordkeeping and inventories.
  • Ensure that all assigned vehicles, machinery, equipment, tools, and supplies are accounted for, secured, and used correctly.
  • Attend appropriate training sessions, meetings, and classes as part of professional development.
  • Accomplish assigned tasks in a safe and efficient manner.
  • Operate and care for equipment used in daily work assignments.
  • Maintain accurate and complete time sheets.
  • Assist other maintenance areas with work requests as assigned.
  • Occasionally operate medium and heavy equipment in course of day-to-day work assignments.
  • Assist with snow removal as necessary including operating snow plows, tractors, etc.
  • Demonstrate professional image through appearance, language, and work ethic.
  • Require good attendance record for continuity of operations.
  • Perform other duties as assigned.

Term of Employment: Twelve (12) months

Evaluation: Performance of this position will be evaluated in accordance with provisions of the board policy on evaluation of Classified Personnel.

Significant Associations: The performance responsibilities are not limited to those outlined in this description and may include any other responsibilities as assigned by the administrator/supervisor.
