Responsibilities of the General Maintenance Technician III:
- Complete assigned maintenance and repair of renovation tasks.
- Complete assigned maintenance, repair, painting and general maintenance of building tasks.
- Perform housekeeping duties as assigned to maintain a clean, uncluttered, and safe work environment in mechanical and electrical rooms.
- Ensure proper care in the use and maintenance of equipment and supplies.
- Communicate professionally to leadership, employees, stakeholders and the general public regarding necessary work status updates and other key information on the status of building conditions.
- Utilize the FM plant maintenance phone app as provided by Admin to record all daily assigned work order entries, to ensure that accurate records are maintained on how time and materials are utilized, and also to capture all time worked during the day.
- Perform other duties as assigned, to include disaster assistance.
- Offer guidance, promote teamwork and cooperation and work to resolve challenges.
- Identify and request equipment, material, supplies, and training needed to ensure that necessary resources are available to complete work tasks.
- Keep supervision informed about the current condition on building equipment to ensure issues are quickly addressed in accordance with established policies and procedures.
Additional Requirements:
- Ability to perform skilled or semi-skilled complex tasks, repairs and maintenance of building systems according to the agencies' policies and procedures and equipment manufacturer's guidelines.
- Knowledge of or ability to learn national and local regulations and code requirements relating to position.
- Ability to understand and follow directions and safety procedures.
- Knowledge and skill in the use, care, and safe handling of hand and power tools, equipment, and materials commonly used in maintenance.
- Knowledge of particular trade such as carpentry, locksmith, electricity, HVAC, plumbing, boiler operation and energy plan operation.
- Ability to understand and carry out verbal and written instructions.
- Basic math, basic computer skills and mechanical ability.
- Effective communication skills.
- Ability to work and assist others and work as part of a team.
- Must possess valid Class "D" driver's license.
- Must be able to bend, stoop, kneel, stand for long periods of time, climb ladders and stairs.
- Must be able to work in confined spaces, hot, hazardous and noisy locations and in adverse weather conditions.
- Position may be required to work during inclement weather and emergency conditions, 37.5 hours/week, subject to 24 hours/day off duty calls & participation in on-call program on rotating basis.
