Summary

Under general supervision repairs and maintains the physical plant, buildings, furnishings, interior finishes, plumbing and electrical fixtures, equipment and machinery in accordance with diagrams, sketches, operation manuals and manufactures specifications. Repairs and replaces defective building components and parts, adjusts, lubricates and cleans. Major Job Functions

The following is a summary of the major essential functions of this job. The incumbent may perform other duties, both major and minor, that are not mentioned below. In addition, specific functions may change from time to time:

  • Determine the means and methods to be used in accomplishing assigned tasks securing the appropriate tools, equipment, materials and supplies and estimating time and man power required

  • Make standard shop computations utilizing basic arithmetic; shop manuals, tables, charts and other standard data sources

  • Understand and interpret written specifications, corrective maintenance work requests, written and oral instructions and models/graphic illustrations such as: layout diagrams, blueprints, mechanical and architectural drawings, work sketches and schematic drawings

  • Conduct preventive maintenance in accordance with the established scheduling system providing recommendations for improvement and modification where deemed necessary

  • Service & maintain the following type of respective equipment: autoclave, processors, dish washers, appliances, light, fixtures, thermostat, transport equipment, Kitchen, Laboratory, drives, lifts, beds and Office equipment

  • Utilize the following representative types of hardware and consumable supplies: fittings, flanges, connectors, gaskets, fasteners, couplings, insulators, switches, electrical sockets and plugs, boxes, fuses, gears, bearings, bushings, brushes, ballasts, wires, coils, tape, adhesives, cleaners, solvents, lubricants, sealers, caulking and water proofing materials

  • Use all hand, power and specialized tools and test equipment normally associated with the skills required to conduct assigned maintenance, repair and installations tasks

  • Observe safety practices and standards, and wear required safety equipment

  • Takes initiative to notice and correct problems to the physical plant, i.e. finishes, furnishings and fixtures, etc. without a work order or without being told by supervisor

  • Completes assigned preventative maintenance work orders promptly, accurately and within the prescribed time limits

  • Completes scheduled staff training and in-service for physical plant, building and Life Safety systems and equipment

  • Participates in performance improvement and information management activities including but not limited to: educational opportunities, time management training, employee forums, T-3 training, etc.

  • Maintain work areas, tools and equipment operational, clean and orderly

  • Other duties as assigned

Minimum Qualifications

The following qualifications, or equivalents, are the minimum requirements necessary to perform the essential functions of this job:

Education and Formal Training :
  • High school diploma or equivalent required

  • Trade or Vocational School preferred

  • Possess a valid North Carolina Drivers License

Work Experience :
  • 5 years related experience in an institutional environment

Knowledge, Skills, and Abilities Required :
  • Ability to interface with employees, patients, visitors, vendors, and contractors

Physical Requirements :
  • Visual acuity for reviewing written reports

  • Must be able to climb ladders and stairs for access to construction areas

  • Must be able to lift at least 50 pounds

  • Exposed to temperature extremes from boiler room to air-conditioned areas

  • Work in areas of high tool noise levels

  • Exposure to high-speed cutting tools, electrical wires and equipment, sealing agents, adhesives and demolition debris

  • Work near machinery and resultant dust of construction
