Maintenance/Handyman Hamilton Estates (1099)

We are looking for a reliable, hardworking part-time Maintenance Technician / Handyman (1099) to support daily community/mobile home upkeep and help ensure our community stays safe, clean, and appealing to residents and prospective tenants. This hands-on position plays a critical role in maintaining home quality, community quality, and delivering strong customer service. The Maintenance Technician will report directly to a project manager.

Key performance indicators to your success include: (1) completing all work orders assigned to you on time, (2) having minimal defects to the work performed by you, and (3) ability to show up on time, and when needed with great reliability.

Responsibilities:
Conduct basic maintenance and handyman repairs across the property and in park owned homes, including but not limited to, plumbing (e.g., fixing leaks, unclogging drains, etc.), electrical (e.g., replacing outlets, light fixtures, etc.), carpentry (e.g., patching walls, hanging doors, etc.), HVAC troubleshooting (e.g., basic checks, filter changes, etc.).
Maintain common areas: mowing, weed-eating, leaf blowing, debris pick up, landscaping, etc.
Assist with seasonal tasks (e.g., winterizing homes, heat tape checks, snow/ice removal, tree trimming, home inspections, pest control, etc.).
Ensure all tools, supplies, and workplaces are organized and safely maintained.
Coordinate with vendors or supervise contracted work on site as directed.
Follow all local regulations, community policies, and safety guidelines.
Participate in team calls, weekly check-ins, or scheduled property inspections.

Qualifications:
Valid Drivers License
Workday Availability: Between 8 AM to 5 PM; Evenings as needed; Weekends as needed
