We are currently seeking a skilled and dedicated Landscape/Maintenance Technician II to enhance the beauty and ensure the safety of our campus for our beloved residents. This is a critical role for our community!

About the Role:

As our Landscape/Maintenance Technician II, you'll be responsible for the comprehensive maintenance of all physical aspects of the community, with a strong emphasis on grounds care. You'll perform diversified duties, including installing, troubleshooting, repairing, and maintaining facility equipment, always adhering to safety standards and established maintenance processes.

Grounds Maintenance:

Perform manual labor for the construction, care, and maintenance of lawns and flowerbeds (mowing, raking, shoveling, cleaning up winter kill, watering, fertilizing, planting trees/shrubs).

Grade and prepare bases, lay sod and/or seed, and expertly edge lawns.

Prune and cultivate shrubbery and flowers, applying chemicals to weeds and trees when necessary.

Operate and maintain a wide range of landscaping power equipment safely (e.g., chainsaw, string trimmer, edger, weed whacker, push/riding mower, leaf vacuum, front-end loader).

Troubleshoot and adjust irrigation systems.

Install multiple tractor implements.

Facilities Maintenance:

Perform routine maintenance on building interiors and exteriors.

Install, repair, and maintain fencing.

Conduct golf cart tire changes and properly fill golf cart batteries.

Equipment & Repair:

Fuel, lubricate, and perform minor adjustments and repairs to all lawn and snow removal equipment.

Change out and sharpen mower blades.

Perform scheduled and unscheduled equipment repairs.

Read and interpret equipment manuals and work orders to perform required maintenance.

Diagnose problems, replace or repair parts, test, and make adjustments.

Detect faulty operations, defective materials, and report unusual situations to a supervisor.

Snow Removal & Emergency Response:

Perform manual labor and operate power equipment for snow removal (e.g., snow blower, connecting sander to truck).

Be available for after-hour calls and work overtime to meet emergency demands, including snow removal.

Safety & Operations:

Comply with OSHA safety and health rules, working in a safe manner and recognizing/addressing unsafe situations.

Maintain clean and orderly work areas.

Efficiently handle daily work orders in a timely manner.

Maintain a schedule of maintenance performed and due dates.

Professionalism & Teamwork:

Provide exceptional customer service to all residents.

Work and communicate effectively with residents and staff.

Consistently maintain professionalism regarding dress code, company cell phone use, and positive communication.

Consistently produce quality and quantity of work.

Seek out additional responsibilities.

Work Schedule: This is a full-time position, Monday-Friday, 7:00 a.m. - 3:30 p.m.

Requirements

Required Skills & Experience:

Three years experience performing similar function, plus general mechanical skills.

High School diploma or GED required.

Proven experience as a Landscape/Maintenance Technician, with a focus on grounds care.

Moderate knowledge of proper pruning techniques and plant/perennial recognition.

Proficiency in safely operating various landscaping power equipment.

Ability to troubleshoot and adjust irrigation systems and install tractor implements.

Strong mechanical aptitude for equipment maintenance and repair.

Ability to meet the physical demands of the job, including lifting requirements.

Flexibility for after-hour calls and overtime, particularly for snow removal.

Salary Description

$20 to $23 per hour
