PRIMARY PURPOSE: Responsible for maintaining cleanliness and organization of Ave Maria University's outdoor campus areas. This includes tasks such as cleaning and organizing screened enclosures, patios (including the president's patio), the pool area, outdoor dining spaces, and sitting areas. Ensures a safe and welcoming environment for students, faculty, staff, and visitors.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
• Daily (may include weekends) garbage can trash removal of all garbage receptacles in above outdoor spaces
• Weekly emptying of all cigarette disposal canisters or more often as needed or requested
• Leaf Blowing of all screened enclosures, patios, pool, common area gathering spaces, planters 3 times/week or more often as needed or requested
• Weekly wiping down tables, chairs and patio furniture with disinfectant/water or more often as needed or requested
• Daily reset of outdoor furniture in all screened enclosures, patio, pool and outdoor sitting areas, and moving any scooters, bicycles or unnecessary obstacles outside of screened enclosures
• Daily check on two pool bathrooms to remove garbage and report supplies needed (toilet paper, paper towels)
• Inspecting for, reporting and removal of broken outdoor chairs, tables patio furniture and outdoor cushions
EDUCATION: High School Diploma or equivalent (GED) or Bachelor’s degree in related field
EXPERIENCE: Minimum of 1 to 2 years of custodial or related experience.

KNOWLEDGE, SKILLS AND ABILITIES:
Understanding of effective cleaning techniques for outdoor spaces, patios, and enclosures.
Familiarity with the safe and proper use of cleaning chemicals and equipment such as pressure washers, brooms, and other tools.
Ability to maintain high standards of cleanliness and organization in all outdoor areas.
Keen observation skills to identify areas that need cleaning or repair.
Ability to prioritize tasks and manage time effectively to complete duties efficiently.
Capable of handling multiple areas while maintaining a clean and pleasant environment.
Capacity to perform manual tasks such as lifting, bending, standing, and walking for extended periods.
Comfortable working outdoors in varying weather conditions.

PHYSICAL SKILLS AND ABILITIES: Requires ordinary ambulatory skills sufficient to visit other locations; the ability to stand, walk and manipulate (lift, carry, move) light to medium weights of 10 - 50 pounds. Custodians are responsible for moving heavy items like furniture and cleaning equipment. Manual dexterity is necessary to handle tools and equipment with precision, while coordination and balance are critical for working on uneven or slippery surfaces. Flexibility and mobility are needed to reach and clean tight or awkward spaces, and good vision is essential to ensure thorough cleaning and safe operation of equipment. Requires good hand-eye coordination, arm, hand and finger dexterity, including ability to grasp, type and perform data entry, visual acuity to use a keyboard, operate equipment and read technical information, ability to hear to answer telephones and to communicate verbally, and the ability to stand for extended periods of time.
WORKING CONDITIONS: Work is performed outdoors in various weather conditions, including extreme heat, cold, rain, and humidity. The role requires frequent physical activity, such as walking, standing, bending, lifting, and moving equipment or furniture for extended periods. Custodians may also be exposed to dust, dirt, chemicals, and other cleaning agents, so proper safety gear and precautions are essential. Work hours may include early mornings, evenings, weekends, and holidays depending on the needs of the campus. The role involves working independently, as well as part of a team, to ensure all areas are clean and safe. Additionally, custodians must be vigilant to identify and report potential safety hazards.
