Purpose (Why the role exists):
The Maintenance Engineer 2 - Sonoma South/Napa will work with the Director of Maintenance to support the maintenance team in ensuring the highest level of maintenance standards at the hotels and hospitality centers indicated below. This role will perform day-to-day maintenance of designated location, as well as work on projects on site as determined by the Director of Maintenance. This role will ensure our guests enjoy an excellent experience at every property, and our owners will have their assets protected.

The primary responsibilities for this role are outlined below.
- Perform all maintenance activities, projects, and work while ensuring the highest level of safety, compliance, and quality, adhering to all local, state, federal, and other relevant agency requirements/permits.
- Perform intermediate repairs and maintenance across various systems including HVAC, electrical, and mechanical with limited supervision.
- Diagnose and resolve recurring maintenance issues in the facilities such as guest rooms, public areas, and back-of-house equipment.
- Perform minor renovation or improvement projects (e.g. refurbishments, fixture replacements).
- Perform basic maintenance procedures, safety practices, and proper tool use.
- Assist with checking contractors or vendors during outsourced work or specialized repairs as assigned by Director of Engineering.
- Respond to urgent maintenance issues or calls.
- Help maintain maintenance supply inventory and notify leadership of procurement needs.
- Look for opportunities to be responsible and save money.
- Ensure proper record keeping for compliance, policy, and legal adherence. Maintain all equipment records and ensure the necessary cleanliness and maintenance procedures are followed.
- Assist with all activities associated with planned utility outages. Communicate planned outages and ensure coordination with Hospitality activities.
- Property Condition Monitoring Rounds.
- Respond to all teams and guest requests through Alice system and ensure swift resolution.
- Daily/Weekly/Monthly/Quarterly Site and Equipment Inspections
- Equipment/Property Repairs - Plumbing/Electrical/Lamps/Furniture.
- Adjust Pool water chemistry, Clean Filters, troubleshooting and repairs.
- Maintain Equipment - PM's, Oil Changes, Filter, Inspections, Cleaning.
- Parameter Control on Equipment in operation with measuring tools integrated in equipment.
- Lock-Out / Tag-Out / Block-Out Procedures, Energy isolation comprehension.
- Submit safety concerns and act accordingly in timely manner
- Other duties and responsibilities as required.
- Have open communication and assist with weekly walk-throughs with property managers to review work and discuss plans as determined between Asst. Dir & Dir of Maintenance.
- Utilize LIMBLE & ALICE (property dependent) to complete and communicate projects and work status. Ensure open work orders are completed promptly. Communicate with the Director of Engineering every week regarding the status of projects and the plan for future progress.
- All team members are expected to meet performance and maintenance standards through regular feedback, effective communication, and targeted training. Ensure they have the right tools, technology, and training to be successful.

Skills & Qualifications (What you need to bring):
- 3+ years' experience in maintenance field or any construction trade.
- Understanding and Commitment to 5 Pillars - Safety (EH&S), Quality, Courtesy, Efficiency, Excellence
- Proficient with reading, writing, and math skills
- Knowledge & usage of Personal Protective Equipment
- Ability to assess situations quickly and implement effective solutions under time pressure.
- Working knowledge of HVAC, electrical, plumbing, and mechanical systems, with the ability to troubleshoot independently.
- Equipment/Property Repairs - Plumbing/Electrical/Lamps/Furniture
- Medium Equipment Repairs - Drive Belt, Tensions, Pulleys, Drive Motors.
- Painting - Area Preparation, Mixing, Taping, Cutting, Painting and Clean-up
- Drywall Patching, Sanding, Texture Repairs
- Locksmith/Deadbolt repairs and replacement
- Electrical - Basic understanding and troubleshooting of wiring and replacing outlets.
- Plumbing - Replacing and repairing Drains.
- Basic Fabrication skills.
- HVAC - Replacing Belts and Drive Motor
- Replace and/or Exchange of individual wear or outdated components.
- Carpentry - Knowledge of tools and basic ability to repair, refinish, stain, paint.
- Electrical trouble shooting of 240 volts, 120 volts and low voltage 24/12v
- Operate fabrication tools: band saw, grinder, sander, drill press, hand drill, press, level, clamps
- Kitchen Appliances - troubleshoot, Repair and Replace Parts
- Switch and receptacle replacement
- Skilled in the use of hand and power tools required for building and system repairs.
- Capable of performing small-scale maintenance projects.
- Prioritize multiple assignments and adjust to changing priorities without losing efficiency.
- Awareness of local building codes, fire and life safety standards, and workplace safety protocols.
Physical Requirements/Work Environment:
- Climb the ladder 10ft, walk two flights of stairs, and lift 40 lbs.
- Able to Climb Stairs/Handle Heights/Ladders - Orchard Ladders
- Kneel, bend, stand, push, pull, crawl, and walk.
- Flexible work schedule and longer hours as required.
- Exposure to all types of weather conditions, noise levels, tight spaces.
