Job Description

DUTIES AND RESPONSIBILITIES

  • Works closely with the Facilities Director and Facilities personnel in maintaining and servicing all building systems at New World Center and/or Alton Pointe (NWS-owned residential complex) as assigned
  • Performs daily building inspections
  • Performs a variety of general and semi-skilled tasks and assignments within the building, offices and around the grounds of the organization
  • Completes maintenance requests as assigned and in accordance with priorities set by the Facilities Director
  • Receives daily list of work orders to be accomplished
  • Reports any difficulties or circumstances preventing completion of assignments
  • Moves and stores furniture and equipment
  • Assists in loading and unloading shipments
  • Makes pick-up and delivery trips associated with maintenance tasks
  • Performs routine and unpredicted building maintenance
  • Performs HVAC maintenance and repair
  • Performs electrical light bulb and fixture maintenance and replacement
  • Paints and performs drywall repairs
  • Performs basic carpentry
  • Performs plumbing and appliance repairs
  • Maintains public areas including maintenance to restrooms
  • Keeps building grounds tidy by regularly mowing, raking, trimming, watering, performing weeds maintenance and sweeping
  • Performs trash removal
  • Maintains clean and safe environment for the entire property
  • Maintains club room and gymnasium
  • Performs other job-related duties as assigned

Qualifications

EDUCATION AND EXPERIENCE

  • High School Diploma or GED and a minimum of 1 year of related experience; an equivalent combination of education and experience may be considered
  • HVAC journeyman's license and a refrigerant handler's type universal certificate highly desirable

KNOWLEDGE, SKILLS AND ABILITIES

  • Knowledge of basic landscaping principles, plant care, and grounds maintenance techniques
  • Ability to operate groundskeeping equipment safely and efficiently
  • Ability to take initiative and be a self-starter
  • Excellent customer service skills
  • Ability to respond and remedy maintenance issues in a timely manner
  • Ability to communicate effectively, both written and verbal
  • Troubleshooting minor issues and reporting more significant problems to the manager
  • Knowledge of Building Management Systems is highly desirable

PHYSICAL REQUIREMENTS

  • Ability to work a flexible schedule
  • Ability to provide on-call coverage for emergencies after hours, weekends and holidays
  • Groundskeeping can be physically demanding, regularly requiring the application of various types of physical exertion, including prolonged reaching, bending, kneeling, and lifting and must frequently lift and/or move up to 50 pounds
