DUTIES: Performs complex (senior-level) custodial work involving cleaning and caring for the LRGVDC’s main campus buildings. Works under limited supervision, with considerable latitude for the use of initiative and independent judgment. May occasionally receive instruction or assistance as new, unusual or unique situations arise and assist others in performing job duties of greater complexity. It combines advanced custodial responsibilities with routine facility maintenance, oversight tasks, and specified technical abilities such as light maintenance, and minor repair work to keep buildings clean, safe, and fully operational. Sweeps, mops, and polishes floors; vacuums carpets; and dusts and sanitizes areas such as restrooms, offices, and other areas within buildings and facilities; uses and applies appropriate cleaning chemicals. Cleans office furniture, windows, and light fixtures. Collects and disposes of trash from inside buildings and facilities and from the surrounding premises. Moves office furniture and other items. Operates floor maintenance equipment, including buffers, vacuums, and carpet cleaners, pressure washers, leaf blowers, and cleaning equipment as required. Strip floor surfaces of wax or other protective coating and apply new wax or protective wax. Restocks custodial supplies. Lighting: Replace lamps/bulbs, ballasts and light fixtures as needed; replace photo sensors. Plumbing: Diagnose and repair commercial toilet flush valves (manual and sensor-activated), including diaphragm/GP kits, control stops, tailpieces, vacuum breakers, and solenoids; clear minor clogs; repair/replace faucets, aerators, traps, and supply lines; identify leaks and escalate as needed. General Repairs: Patch/paint small wall areas; reattach cove base; adjust/repair door hardware and office furniture; replace ceiling tiles; basic preventive maintenance on custodial equipment. Safety (non-licensed tasks): Test/replace exit/emergency light batteries; report/suspend areas with unsafe conditions. Respond to urgent requests, spills, malfunctioning or broken building fixtures (sinks, toilets, lighting, etc.) and weather event readiness. Performs related work as assigned. Coordinate general custodial functions, minor building repairs, and scheduling. Perform minor maintenance and repair work on custodial equipment. Inspect buildings and facilities for cleanliness, completed work, and needed repairs. Maintain inventory records of building property, custodial and maintenance tools and equipment, and custodial materials and supplies. Determine and order needed supplies. Maintain the LRGVDC main campus ground clean and free of debris. Maintains the facility’s US Flag status as directed by State and Federal Proclamations. May require doing fieldwork with exposure to outdoor conditions and travel as necessary. May require lifting of equipment and furniture weighing more than 40 pounds at times with the use of safe lifting practices (i.e.: team lifting, assisted lifting using dolly, etc.). Perform activities like bending, kneeling, ladder use (up to 12 ft), and long periods of standing.

EXPERIENCE AND EDUCATION: Minimum three (3) years’ experience in custodial work. Graduation from a standard senior high school or equivalent is generally preferred. Knowledge of cleaning procedures, chemical use, equipment operation. Basic understanding with building systems (HVAC, electrical, plumbing) and restroom automation.

KNOWLEDGE, SKILLS, AND ABILITIES: Comprehensive Knowledge of: Cleaning procedures, techniques, and equipment; proper use and storage of cleaning agents and chemicals in accordance with Safety Data Sheets (SDS) and hazard communication standards; building maintenance methods including floor care, carpet care, and restroom sanitation; basic building systems such as lighting components (lamps, ballasts, and fixtures), plumbing fixtures and commercial toilet flush valves, door hardware, and ceiling systems; occupational safety and health regulations including OSHA standards, personal protective equipment requirements, and bloodborne pathogen precautions; waste disposal and recycling methods; and work order, inventory, and recordkeeping procedures. Skilled in: operating and maintaining custodial equipment such as buffers, vacuum cleaners, wet vacuums, and pressure washers; replacing light bulbs, ballasts, and photo sensors, and installing or replacing light fixtures; diagnosing and repairing commercial toilet flush valves, both manual and sensor-operated, including diaphragms, pistons, control stops, vacuum breakers, solenoids, and tailpieces; performing minor building repairs such as patching and painting walls, replacing ceiling tiles, adjusting and repairing door hardware, and making minor furniture repairs; mixing cleaning agents to proper specifications and applying floor finishes; inspecting facilities to ensure cleanliness, sanitation, and safety; and communicating effectively both orally and in writing. Ability to: work independently with limited supervision and to organize and prioritize multiple tasks; respond promptly and effectively to emergencies including spills, floods, biohazards, and weather-related incidents; lift, carry, and move objects weighing up to 50 pounds and to work from ladders and portable lifts; follow safety rules and maintain safe working conditions; maintain inventory, and order supplies; read and interpret product instructions, and basic diagrams or schematics; establish and maintain effective working relationships with supervisors, co-workers, and building occupants; and maintain a clean, orderly, and secure work environment.

CERTIFICATES AND LICENSES REQUIRED:

Valid/ Current Texas Driver’s License

May be required to be registered, certified, or licensed in a specialty area.
