Property Maintenance & Tenant Liaison Handyman / Property Maintenance (Gainesville Downtown Quads & Single-Family Home)

Employment Type: Flexible (contractor or employee)
We are seeking a reliable and experienced handyman/maintenance worker who can also serve as a point of contact for tenants across three properties in Gainesville: two downtown quads and a single-family ranch-style home. The right person will be hands-on with repairs, proactive with inspections, and able to coordinate outside vendors when needed.
Responsibilities
General Oversight
Serve as first point of contact for tenants regarding maintenance issues.
Troubleshoot and handle minor repairs directly; escalate to licensed professionals when appropriate.
Conduct periodic inspections to ensure properties remain in good condition.
Coordinate scheduling of contractors for specialized work.
Quads
Lawn care & exterior inspections: Oversee proper functioning of the automatic mower, perform edging, and maintain yard (twice/month AprNov; monthly DecMar). Lawn equipment provided if needed. Inspect exterior: recycling bins and garbage stowed, roof, drainage, pests.
Fence and siding upkeep.
Weekly sweep and maintain common areas.
Every 6 months: interior inspections (unless tenants report issues sooner) and coordinate HVAC tune-ups in May and November.
Single-Family Home
Pool maintenance: weekly cleaning, chemical testing/balancing.
Landscaping: weekly clearing weeds, vines/bamboo; occasional chainsaw work. (Lawn service already contracted.)
Pressure wash back deck & front walkway (every other month).
Every 6 months: pressure wash driveway & clean exterior windows, interior inspections (unless tenants report issues sooner), and coordinate HVAC tune-ups in May and November.
Requirements
Strong handyman/maintenance background.
Dependable, professional, and responsive with tenants.
Ability to work independently and prioritize tasks.
Physically able to handle outdoor and maintenance work.
