FACILITIES MAINTENANCE WORKER 1

PAY RATE: $19.84 - $27.78 per hour, depending on experience and qualifications with starting wage not typically above the mid-point of the range ($23.81).

JOB SUMMARY

POSITION SUMMARY

Performs a variety of working level skilled duties as needed to complete various construction projects including rough framing, remodeling, finish carpentry, routine electrical, masonry and related craft specializations.

SUPERVISION RECEIVED

Works under the general supervision of the Facilities Superintendent or Facilities Maintenance Specialist.

RESPONSIBILITIES AND QUALIFICATIONS

ESSENTIAL FUNCTIONS

Performs remodeling projects; performs general carpentry; assists in building cabinets, Directs and performs general building maintenance; constructs and maintains bowerys, small buildings and storage facilities; assures proper operation of lighting fixtures, doors, windows and plumbing; may assist in framing, painting, roofing or other skilled construction and maintenance activities related to carpentry, plumbing, and electrical; performs concrete and masonry work.

Performs general rough construction and remodeling projects; redesigns office space moving or installing walls and partitions; installs doors, windows, permanent and temporary ceilings, stages, handicap ramps, portable walls, etc.

Performs general facility and structure maintenance; performs general repair of door hardware; etc.

Maintains and services various facility equipment and features including swimming pool pumps, refrigeration equipment, lighting fixtures, plumbing fixtures, drinking fountains, showers, sinks, etc.; performs light electrical related to outlets and switches; assists in the maintenance of Legacy Center workout equipment and various mechanical components.

Assists with various seasonal maintenance and operations tasks such as snow removal, grounds maintenance, sprinkler system installation and repair.

Operates a variety of types of small and light equipment such as mowers, sod cutters, chain saws, pruning equipment, backhoe, loaders, trenchers, aeration tractor, and various hand tools; performs routine and regular maintenance on equipment to assure efficiency and safety.

Detects and eliminates or minimizes safety hazards.

Performs related duties as assigned.

MINIMUM QUALIFICATIONS

Education and Experience

a. One (1) year of specialized training provide through trade or technical school related to the maintenance and construction fields, facilities and construction management;

AND

b. Two (2) years of experience in building construction, and grounds and building maintenance requiring skill in plumbing, carpentry, electrical wiring, and other related fields;

OR

c. An equivalent combination of education and experience.

Knowledge, Skills, and Abilities:

Some knowledge of construction techniques, and methods related to carpentry, and electrical wiring; interpersonal communication skills; maintenance procedures on complicated carpentry projects; common hazards related to confined space operations; methods, materials and equipment used in general construction work; equipment and fixtures; electrical and mechanical systems, boilers, small motors, etc.

Skill in the use of a variety of hand and power tools common to complex maintenance and construction work; trucks, trailers, table saw, radial saw, jointer, plainer, band saw, scroll saw, sander, drill press, sharpener, belt sander, palm sander, router, drills, worm drive saw, jig saw, air compressor, air nailer and stapler, key copy machine, key code machine, etc.

Ability to determine needs for services and supplies necessary to carry out the maintenance programs; read blueprints; establish and follow through on work priorities; make quality decisions in emergencies; communicate effectively, verbally and in writing; develop effective working relationships with subordinates, supervisor, fellow employees and the public.

Special Qualifications:

Must be able to move objects weighing up to 80 lbs.

Must possess valid driver's license.

Work Environment:

Tasks require variety of physical activities, generally involving muscular strain, such as walking, standing, stooping, sitting, reaching, lifting, etc. Talking, hearing and seeing essential to the performance of the job. Common eye, hand, finger dexterity required. Mental application utilizes memory for details, verbal instructions, discriminating thinking. Frequent local travel required in normal course of job performance. Occasionally exposed to high work places, volatile materials, toxic materials and confined work spaces. Strength of arms, hands, legs, and back required in the performance of essential functions.
