Commercial Property Maintenance Technician

Pacifica Commercial Realty in Paso Robles is seeking a Commercial Property Maintenance Technician. This person is responsible for carrying out a wide range of tasks to ensure our managed properties remain safe, clean, and functional.

Reports to: Property Management Coordinator
Location: 504 First Street, Suite A, Paso Robles, CA
Hours: Monday-Friday 9am-5pm and after hours/weekends in emergencies

Routine Maintenance

oClean and maintain common areas, restrooms, building exteriors, sidewalks, parking lots, and read meters
oComplete assigned repairs including but not limited to minor plumbing, electrical, HVAC, roof patching, pressure washing and painting.
oPerform seasonal maintenance tasks such as roof and gutter cleaning and minor landscaping.
oMeet with vendors and contractors, when requested, and communicate activity and outcomes to the Property Manager Coordinator.
oDrywall demo, repair, and patch work.
oBe available for emergency calls.
oOther duties as assigned

Operational Support

oPerform property inspections as directed to ensure grounds and common areas are clean, well-maintained, and free of hazards. Document findings in writing and/or pictures.
oInstallation and removal of brokerage and management signs as requested.
oAssist with tenant move-in/move-out readiness (e.g., light painting, touch-ups, fixture checks).

oWork independently and responsibly with minimal supervision.
oMaintain a professional and respectful demeanor while on all properties.
oCommunicate effectively with the Property Management Coordinator about job progress, needs, and any issues.
oComplete tasks promptly and keep AppFolio updated at all times.
oMaintain tools and equipment in safe, working condition; report any damage or loss immediately.
oOrganize and secure tools and materials to ensure efficient workflow and prevent loss or misuse.
oPrioritize safety and cleanliness in all tasks.
oMaintain a valid drivers license and insurable driving status
oFluent in English
oPast trade experience required

Physical Requirements

oMust be able to lift and carry up to 50 pounds regularly (e.g., tools, equipment, materials); occasionally lifting up to 75 pounds with assistance.
oMust be able to stand and walk for extended periods (up to 8 hours per shift), including on uneven surfaces, stairs, and ladders.
oFrequent use of hands and fingers to handle, operate, and maintain tools, equipment, and building materials.
oMust be able to climb ladders, work on rooftops, and maintain balance on uneven terrain.
oRegularly required to bend, stoop, kneel, crouch, crawl, or work in confined spaces
oSpecific vision abilities required include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.
oMust be able to hear and understand verbal instructions, alarms, and mechanical sounds.
oMust be able to work indoors and outdoors, in hot, cold, damp, or dusty conditions, and around loud machinery or hazardous materials (using PPE as required).
