Position Information:
UC Riverside's Auxiliary Facilities Services is recruiting for multiple Senior Building Maintenance Workers. The full salary range for the Senior Building Maintenance Worker is $25.34 - $33.43 per hour. We base salary offers on a variety of considerations, such as education, licensure and certifications, experience, and other business and organizational needs.

Under the supervision of a Facilities Supervisor, the Senior Building Maintenance Worker (SBMW) assists with the performance of maintenance services or special project work within Auxiliary Facilities Services. Performs a wide variety of semi-skilled building maintenance tasks including event setups, furniture/equipment moves, reconfiguration of office furniture. Setup shelving, student room furniture installations, disassembly and reconfiguration of student room furniture, installation of playground equipment, and similar projects. Performs minor repairs on Custodial services power equipment, pressure washers, vacuums, etc. Assist Auxiliary Facilities Services skilled crafts staff building mechanical systems repairs & preventive maintenance. Independently performs semi-skilled building maintenance work at SBMW level to include but not limited to: changing HVAC filters, unclog plumbing fixture drains using hand auger or plunger, unclog HVAC condensate drains using vacuum or compressed air, repair window blinds, repair door hardware (levers, hinges, closer, door stops), repair furniture/cabinets (knobs, hinges, handles), replace burnt out lamps and broken/missing electrical cover plates, replace faucet & shower valve cartridges, replace toilet flappers, diaphragms, & seats, repair flooring/cove base, minor wall holes and touch up paint, assist with TV's, minor appliances and adjusting thermostats. Assists both Maintenance & Custodial Services with responding to emergency situations to mitigate and/or resolve immediate building maintenance concerns or safety issues. Performs all job duties in adherence with University and departmental safety guidelines. Maintains a positive attitude and communicates effectively with colleagues, supervisors, staff, residents and guests.

2 years of experience in the performance of semi-skilled building maintenance work; or an equivalent combination of education and experience.

Experience and ability to prioritize work orders, routine work, emergency requests and ability to choose the proper materials or equipment to accomplish work in the most expeditious and safe manner.

Ability to communicate and work effectively with co-workers, supervisors, and the general public, and provide exceptional customer service.

Ability to read, write and perform basic arithmetic calculations.

Ability to work independently, as a part of a regular maintenance crew, or as an assistant to skilled tradesmen.

Skill in operating shop equipment and tools common to the various skilled trade.

Ability to perform minor routine maintenance including taking meter readings, changing out filters, lamps, and other tasks as assigned.

Knowledge in safe and proper procedures when hazardous materials are suspected.

Ability to perform a variety of semi-skilled and/or planned maintenance tasks, projects, and assignments, such as replacing filters, lamps, framing, concrete, furniture repairs, hardware repairs and maintenance.

Ability to follow verbal and written instructions.

Ability to record information accurately as is necessary to perform the job responsibilities.

Ability to effectively communicate and understand safety regulations and hazards.

Willingness and ability to work weekends and holidays. Ability to work occasional scheduled and unscheduled overtime, emergency call-back, and a flexible schedule as needed.

Ability to support other trades in Maintenance Services, unit by performing semi-skilled building maintenance tasks, including Access Control, Carpentry/Sheetmetal/Regulated Materials, Electrical, Building Mechanical/HVAC, Plumbing, Paint/Signage, Fire & Life Safety.

Preferred Qualifications

Knowledge of UC/UCR policies and systems.

Basic knowledge and technical skills with computer programs and applications. (i.e. Microsoft Word, Excel, Design, Cad 2, etc.)

Ability to estimate time, methods and materials needed from construction documents. Ability read and understand documents such as complex technical procedures, work instructions, blue prints, plans, manuals, specifications and diagrams.

Exercise care and follow the manufacturers instruction in the use of UC
equipment, supplies, and power/hand tools. Cleans truck/shop and maintains
organization of materials and tools; performs routine maintenance or
coordinates for repair or replacement of tools and equipment as required.
Accounts for shop parts/supplies inventory and reports supply needs to be
restocked. Maintains accurate work order records and completes paperwork in
a neat and timely manner. Defines and describes materials, tools and/or
equipment, work methods and task sequences. Obtains materials and
equipment, as required. Participate in process development and departmental
committees as assigned. Participates in safety and other trainings and required.
