Nature of Work:

This series performs progressively responsible manual and semi-skilled labor completing multi-discipline operational and maintenance work on assigned buildings, facilities, roads, stormwater, parks, and other Sudden Valley Community Association (SVCA) assets. Usually works as part of an assigned crew but may have an individual or specialized assignment. Operates and maintains a variety of equipment as well as hand and power tools. Works indoors and outdoors in all weather conditions and sometimes under hazardous conditions. May be called out for emergency work. Attention to safety and protection of personnel and equipment is integral to work.

Distinguishing Characteristics:.

Maintenance Worker 1 is an entry-level position assigned to the SVCA Maintenance Department, performing and assisting higher class workers in the maintenance of SVCA assets and facilities.

Maintenance Worker 2 is distinguished from Maintenance Worker 1 by the level of experience and knowledge related to road maintenance, stormwater conveyance, parks, and facility maintenance.

Job Description and Responsibilities:

  • Safely operate machinery and power equipment on an interchangeable basis (for example, trucks and trailers, backhoes, loaders, tractors, flail mowers, sweepers, hydro excavators, snowplows, bucket trucks, mowers, woodchippers, etc.) without direct supervision. Responsible for inspecting and reporting safety related items and maintenance problems and determining whether immediate service by a skilled mechanic is required.
  • Performs a variety of semi-skilled and skilled tasks such as safely operating chain saws, drills, weed eaters, blowers, pole saws, and a variety of hand and power tools.
  • Performs repair and maintenance on all SVCA roadways, stormwater facilities, drainage ditches, parks and SVCA public areas (gate entrances, greenways, etc.) Duties include, but not limited to, pothole repair, road shoulder maintenance, culvert cleaning and repair, catch basin cleaning and repair, ditch repair, mowing and vegetation control, and tree removal.
  • Responsible for maintenance and repairs to all SVCA buildings and facilities. Duties include basic plumbing, carpentry, flooring installation and repair, surface preparation and painting. As well as maintaining the outer envelope of buildings including roofing, gutters, siding, windows, and sidewalks. Conducts inspections on all building systems and recommends repairs and improvements.
  • Limited pool maintenance including removal of trash and debris, checking pool filters and skimmers, draining water, brushing, setup and storage of furniture and pool accessories like swim lanes, etc.
  • Maintenance of playground structure, including play equipment, fall surfaces, wooden borders, benches, and other auxiliary playground items.
  • Disposal of debris and trash from SVCA parks, trails, recreation spaces, grounds and facilities.
  • Support of SVCA events as needed (e.g., tables, tents, extension cords, traffic control, clean green, etc.)
  • Apply herbicides in designated areas.
  • Performs and assists in emergency repairs on SVCA assets providing 24-hour on call service as needed.
  • Supports snow removal and sanding operations, alternative schedule may be required during severe weather events.
  • Promotes and supports workplace safety.
  • Maintains effective working relationships with co-workers, board members and the public.
  • Undertakes other duties as assigned.

KNOWLEDGE AND SKILLS:

Knowledge of:

  • Good working knowledge in the use of hand and power tools and equipment.
  • Basic writing, reading comprehension, and math skills.
  • Basic computer skills to learn and utilize computer software and technology as required to perform various assignments.
  • Team skills including problem solving, inter-personal skills, adaptability/flexibility and time management.
  • Good judgement, courtesy and tact necessary to work effectively in a teamwork environment with diverse groups of people including the general public, other SVCA employees and personnel from other agencies.

Ability to:

  • Use or operate a variety of hand and power tools and motorized equipment safely and efficiently.
  • Match the appropriate tool to the task and be aware of the basic cause and effect relationships in the operation of equipment and machinery, take appropriate action regarding equipment and machinery maintenance problems.
  • Perform assigned work following written and oral instructions.
  • Complete required forms documenting work performed.
  • Ability and willingness to follow established safety rules and regulations and be able to independently recognize hazards at the work site.
  • Ability and willingness to work outdoors, year-round, in all types of weather conditions.
  • Ability and willingness to accept call-out status for emergency situations.
  • Maintain consistent and punctual attendance.

ADDITIONAL WORK PERFORMED:

Maintenance Worker 2

  • May lead a group of lower classified and/or seasonal employees in the completion of smaller, less complex assignments.
  • Provides guidance and on-the-job training to less experienced co-workers.
  • Other related duties as assigned.

WORKING ENVIRONMENT:

Work is performed both indoors and outdoors in all weather conditions, on irregular terrain, and at times in the proximity of roadway traffic or remote work sites. During severe weather events employees may be exposed to extreme cold or heat and may be required to use protective clothing such as coveralls, rain gear, hard hats, safety vests, masks, boots, goggles, gloves, or shields.

Maintenance Worker 1

  • High school diploma or equivalent AND
  • One year of experience in multi-discipline facilities maintenance or one of the building trades (HVAC, electrical, plumbing or carpentry) preferred.
  • One year of experience performing manual and semi-skilled labor in the construction, road maintenance, parks, or storm water field preferred.
  • One year of experience or related training using hand and power tools and motorized equipment such as mowers, chainsaws, backhoe, sweepers and snowplows preferred.

Maintenance Worker 2

  • High school diploma or equivalent AND three years of experience in one of the following:
  • Multi-discipline facilities maintenance or one of the building trades (HVAC, electrical, plumbing or carpentry).
  • Performing manual and semi-skilled labor in the construction, road maintenance, parks, or storm water field.
  • Experience or related training using hand and power tools and motorized equipment such as mowers, chainsaws, backhoe, sweepers and snowplows.

Additional Requirements:

  • Employment contingent upon passing criminal convictions check and child and adult abuse records check.
  • Valid Washington State driver's license and good driving record.
  • Must be able to lift 50 lbs.
  • Ability to obtain and maintain Flagging/Traffic Control Card within one year of employment.
  • Ability to obtain and maintain First Aid/CPR Card within one year of employment.
  • Must be able to report to SVCA for emergency call-out and serve on standby in accordance with bargaining unit agreement.
