SUMMARY
The Custodian III leads assigned personnel to provide skilled custodial and light maintenance services for Bates Technical College. As requested, participates on selection committees to interview and recommend selection of custodial applicants. Leads training, and provides feedback for employee evaluations. Reports employee misconduct and performance issues to the Assistant Director of Facilities & Operations. Routine daily tasks may be performed independently or as part of a team in a manner to ensure/maintain proper cleanliness of the assigned facilities. As dictated by college needs and available resources, the Custodian III may be assigned a custodial zone and perform duties normally assigned to a lower level custodian. Abnormally complex tasks may be performed under the direction and coordination of a Maintenance Foreman Engineer IV and/or the Assistant Director of Facilities & Operations. This position reports to and is supervised by the Assistant Director of Facilities & Operations. For day-to-day operations and project management this position takes direction from the Maintenance Foreman Engineer IV or Assistant Director of Facilities & Operations.
This position will be open until filled.
ESSENTIAL FUNCTIONS & OTHER DUTIES
Essential Functions
The Custodian III performs the following essential functions as assigned and directed by the Supervisor or designee:
Responds to and documents actions taken on Directline (Megamation) work requests
Leads, lower level custodians and directs daily work duties for assigned staff
Instructs and trains assigned personnel in routine custodial duties to assure a clean, tidy, and safe environment for Bates Technical College
Coordinates/schedules daily duties of assigned personnel
Instructs employees in proper cleaning techniques and safety practices; maintains compliance with applicable policies and procedures
Interviews personnel being considered for employment and makes recommendations too supervisors
Identifies, reports, and takes corrective action to resolve custodial maintenance problems
Coordinates to ensure there are sufficient custodial supplies on hand at all times
Inspects assigned areas to ensure that cleanliness standards are met and maintained
When assigned a custodial zone, performs the following:
Repairs and maintains hand and electric powered janitorial tools and equipment, such as vacuum cleaners, floor polishers, floor scrubbers and other similar equipment
As directed, may paint small offices and classrooms.
Makes rounds, locking doors, closing windows, turning off lights and replaces burned out light bulbs/tubes
Moves Furniture and equipment; arranges tables & chairs for special events
Sweeps and washes sidewalks
May perform yard and garden chores such as mowing, weeding, or raking leaves & debris
Removes trash from assigned areas and transports to disposal site
Sweeps, dust mops/wet mops, and polishes floors
Vacuums carpets
Cleans & Sanitizes restrooms
Cleans/washes walls, doors, counters etc.
Moves furniture and equipment as directed
Repairs and maintains assigned facilities to ensure safe and secure building conditions
Operates hand tools, power tools and other shop equipment as needed to complete duties
Reports problems like water leaks, burned out lights, malfunctioning equipment or damaged surfaces to the Maintenance Foreman and/or the Assistant Director of Facilities & Operations
As assigned, coordinates room set-ups for college events
As assigned, coordinates office/department/program moves
Maintains tools, work areas, and assigned custodial closets in a clean, orderly, and well-organized fashion at all times
During emergencies and or inclement weather and as directed by the Maintenance Foreman, performs as a member of the essential personnel pool and will perform duties as assigned, including but not limited to:
Reporting to work during college closures
Snow/Ice removal
Power failure mitigation
Flood containment/mitigation
Structural failure mitigation
Other unanticipated incidents/emergencies etc.
Non-Essential/Other Functions
The following, although not considered essential, are important functions and their performance may be considered during employee evaluations:
Represents the Facilities & Operations department by performing duties in a way that routinely meets/exceeds customer expectations
Conducts oneself in a manner that is respected by students, staff, co-workers and the public.
Remains knowledgeable of Facilities and Operations and College policies & procedures as changes are made
Remains alert to, appropriately reports, and treats safety hazards as a first priority
Accountable for keeping personal development up-to-date; adding to skills and knowledge through courses that may be available through the Bates Technical College courses, professional development committees, etc.
Participates actively and collaboratively on committees for the college as needed including but not limited to staff recruitment, college councils, etc.

Wear assigned uniform and protective clothing.
May be required to work alternate shifts, weekends and overtime as needed.
This position is required to work on campus.

QUALIFICATIONS
Minimum Qualifications
High School/GED
Four (4) years' successful experience performing the essential functions of a Custodian II.
Two (2) years' successful experience performing as a Lead
Must be able to communicate effectively in English both verbally and in writing
Allowable Substitution
If necessary, alternative combinations of education and experience may be evaluated by Human Resources for comparability.
Preferred Qualifications
Associates or another college-level degree
Three - four years' successful experience performing in a Lead or Supervisory role.
