About This Role
The Building Maintenance Engineer is responsible for the operation, maintenance, and repair of building systems to ensure a safe, comfortable, and functional environment for tenants and staff. This position supports daily facility operations including HVAC, electrical, plumbing, mechanical, fire/life safety, building automation, and special systems, while adhering to safety and regulatory compliance. The Building Maintenance Engineer also manages preventive maintenance schedules, supports facility improvement projects, maintains documentation, and assists with emergency response and after-hours needs
Essential Functions :
- General Building Maintenance
- Perform routine building and grounds inspections
- Repair or replace door hardware, locks, hinges, and closers
- Patch and paint walls, ceilings, and surfaces
- Replace ceiling tiles and damaged flooring
- Maintain clean and functional common areas
- Support maintenance of exterior elements including sidewalks, lighting, and gating
- HVAC
- Operate and maintain HVAC systems (boilers, chillers, RTUs)
- Replace filters and clean ducts, coils, and condensers
- Calibrate and monitor Building Automation Systems (BAS/BMS)
- Lubricate motors and bearings
- Log performance and maintenance tasks in CMMS
- Electrical Systems
- Repair lighting systems, replace lamps, ballasts, switches
- Adjust motion sensor sensitivity
- Troubleshoot wiring and breaker issues
- Verify inspections of elevator machinery
- Check for NEC compliance
- Plumbing Systems
- Repair or replace pipes, valves, faucets, and toilets
- Clear blocked drains
- Maintain water heaters and pumps
- Inspect backflow prevention devices
- Fire and Life Safety
- Ensure inspections and testing of fire/life safety systems are scheduled and documented
- Check emergency lighting, fire extinguishers, and panic hardware monthly
- Inspect AEDs and maintain compliance documentation
- Building Automation and Controls
- Program and adjust automated systems (lighting, HVAC, security)
- Troubleshoot sensor and controller communication
- Assist vendors in software updates
- Mechanical Systems
- Maintain pumps, fans, compressors, motors
- Check belts, bearings, and pulleys; lubricate as needed
- Inspect and test pressure valves
- Safety & Compliance
- Follow OSHA and local safety guidelines
- Conduct routine safety checks (eyewash stations, PPE)
- Maintain MSDS compliance and report unsafe conditions
- Preventive Maintenance
- Execute PM schedules across all systems
- Log tasks in CMMS
- Manage spare parts and submit inventory requests
- Facility Upkeep & Support
- Assist with comfort and utility concerns
- Oversee janitorial contractors and minor cleaning tasks
- Support event setups and furniture moves
- Respond to emergency maintenance calls (24/7 availability)
- Administrative & Documentation
- Maintain records and reports in CMMS
- Submit procurement requests to the Deputy Director
- Coordinate with vendors and contractors
- Stay updated on certifications and code requirements
- Project & Renovation Support
- Assist in planning and supervising facility upgrades
- Review blueprints and provide system feedback
- Oversee subcontractors
- Special Systems
- Maintain server room cooling systems
- Maintain and troubleshoot security/access/CCTV systems
- Support rooftop vegetation and irrigation systems
- Repair or maintain break room appliances
- May be required to do political work for candidates and member political education as part of job duties.
- Other duties as assigned.
Skills & Abilities :
- Strong working knowledge of HVAC, electrical, plumbing, and mechanical systems
- Ability to read and interpret blueprints and technical documents
- Proficiency with CMMS or other maintenance software
- Familiarity with BAS/BMS systems and controls
- Strong troubleshooting and problem-solving skills
- Ability to work independently and under pressure
- Excellent communication and time management skills
- Professionalism in coordinating with vendors, staff, and contractors
- Basic computer proficiency (email, reports, digital logs)
Minimum Qualifications :
- 5+ years of experience in commercial building maintenance or engineering
- Valid driver’s license and reliable transportation
- Ability to pass background check and drug screening
- Availability for on-call/emergency response duties
Preferred Qualifications
- Associate’s degree or trade school certification in HVAC, electrical, or a related field
- Certification in one or more areas (EPA 608, OSHA 30, Low Voltage, etc.)
- Experience with Building Automation Systems (BAS/BMS)
- Familiarity with CMMS software
- Prior experience working in unionized or multi-tenant facilities

- Work performed in office buildings, mechanical rooms, rooftops, and exterior grounds
- Frequent exposure to moving mechanical parts, electrical panels, cleaning chemicals
- May interact with tenants, vendors, and contractors throughout the day
- Occasional travel to off-site field offices or remote locations
- Regular use of maintenance equipment and power tools
- May be required work outside of normal business hours to include weekends, evenings, holidays, etc.
Physical Working Conditions : The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this Job, requirements include:
- Must be able to lift up to 50 pounds
- Frequent walking, bending, climbing ladders, reaching overhead
- Ability to work in confined spaces and at heights
- Manual dexterity for handling tools and small parts
- May require standing or working for extended periods in varying weather conditions
Compensation :
Providing current or previous salary information is optional and will not be factored into hiring decisions. Prospective Employees covered by the CBA can request a copy of the wage scale, the CBA, and any current relevant MOUs upon application to the position.
This position is full-time, exempt. This position is included in the Bargaining Unit. Pay ranges from $30 – $39.14 per year.
