Job Description
Urshan University is seeking an experienced and proactive Maintenance Supervisor to oversee the daily operations of campus maintenance activities. This position plays a key role in ensuring that all university buildings, residence halls, classrooms, and common areas are maintained at the highest standards of safety, functionality, and appearance. The Maintenance Supervisor will lead a team of technicians, manage work orders, and support preventive and emergency maintenance operations across the campus.

Duties and Responsibilities
- Supervise, schedule, and coordinate the activities of maintenance personnel, including electricians, plumbers, and HVAC contractors, and general maintenance staff.
- Prioritize and assign work orders through the university's computerized maintenance management system (CMMS).
- Ensure timely completion of maintenance tasks in academic buildings and residence halls.
- Schedule and oversee preventive maintenance, inspections, and repairs on mechanical, electrical, HVAC, plumbing, and other facility systems.
- Ensure compliance with safety, health, and environmental regulations.
- Review work throughout the work process and at completion to ensure that it has been performed properly.
- Serve as first-line supervisor for Building Maintenance Technician I.
- Plan work schedules and assign duties through the ticket system.
- Maintain accurate records of maintenance activities, inventory, and equipment performance.
- Respond to emergency maintenance issues and troubleshooting equipment failures.
- Repair or replace defective components using various hand tools and power tools such as hammers, hoists, saws, drills, wrenches, or specialty equipment for precision measuring, electrical or electronic testing devices.
- Train and mentor team members on maintenance procedures and safety practices.
- Monitor maintenance budget and ensure cost-effective purchasing of tools, materials, and equipment.
- Collaborate with other departments to support campus events, renovations, and special projects.
- Implement continuous improvement initiatives to increase efficiency.
- Monitor inventory levels and order supplies, materials, and equipment as needed
- Enforce university and regulatory safety standards, ensuring all team members follow proper procedures.
- Respond to maintenance emergencies and be available for after-hours or on-call duties when necessary
- Assist in budget planning and cost control for maintenance-related expenditures
Qualifications
- High school diploma or GED required, technical certification or trade school certification preferred.
- Valid driver's license: background check may be requested.
- 3-5 years of experience in building maintenance, with at least 1-2 years in a management or lead role.
- Strong knowledge of building systems including HVAC, electrical, plumbing, carpentry, and mechanical operations.
- Ability to oversee and lead coworkers in completing assigned work in a safe and timely manner.
- Familiarity with building codes, OSHA safety standards, and Computerized Maintenance Management Systems (CMMS) platforms.
- Ability to read and interpret technical manuals, blueprints, and schematics.
- Excellent leadership, communication, and organizational skills.
- Strong problem-solving abilities and troubleshooting capability as well as attention to detail.
- Flexibility to work off-hours or on-call as needed.
- Must be able to lift 75 lbs. and carry 50 lbs.
- The ability to move all parts of the body at various angles while sitting, standing or laying down.
- The ability to climb ladders and perform physical labor in various conditions.
- Knowledge of Microsoft Office/Office 365 and Google systems
- The ability to keep your hand and arm steady while moving your arm or while holding your arm and hand in one position.
- The ability to quickly move your hand, your hand together with your arm, or your two hands to grasp, manipulate, or assemble objects.
- The ability to coordinate two or more limbs (for example, two arms, two legs, or one leg and one arm) while sitting, standing, or lying down.
- The ability to use your abdominal and lower back muscles to support part of the body repeatedly or continuously over time without 'giving out' or fatiguing
