Performance Responsibilities: 1. Troubleshoots issues and performs maintenance and repair duties as necessary. Repairs structures, windows, doors, equipment, and furnishings. Installs and tests equipment. Performs minor electrical, plumbing, and carpentry repairs. Conducts an ongoing program of general maintenance, upkeep, and repairs of school buildings and equipment. Takes the initiative to perform routine responsibilities independently. 2. Regulates heat, ventilation, and air conditioning systems to provide temperatures appropriate to the season and to ensure economical usage of fuel, water, and electricity. Monitors and inspects HVAC equipment as directed. Troubleshoots malfunctions in heating, ventilation, air conditioning, and boiler systems. Helps prepare boilers and other equipment for annual inspections, maintenance activities, and/or shutdown.3.Maintains on a regular schedule, all motors and other mechanical equipment requiring scheduled servicing. Performs routine preventative maintenance activities such as lubricating moving parts, replacing filters, cleaning equipment, adjusting/replacing belts, changing oil, preparing items for storage, etc.4. Assists with snow removal operations as directed including shoveling, plowing, sanding, and salting driveways, parking areas, walkways, and steps as appropriate. Maintains snow removal equipment. 5.Monitors building conditions. Reports suspected problems and/or unsafe conditions such as unusual odors, discolorations, noises, leaks, etc.6.Takes appropriate action to protect district property. Reports discipline problems, vandalism, graffiti, equipment malfunctions, and other concerns. Ensures that assigned buildings and job sites are secured at the end of the day.7.Maintains playground areas and equipment as directed. 8. Picks-up and delivers equipment, materials, and other supplies as directed. Cleans, moves, and arranges furnishings, supplies, and equipment as directed. Anticipates and replenishes consumable supplies to avoid work schedule interruptions. Helps with the receipt of deliveries, inspects packages, and verifies quantities. Complies with safety and environmental regulations. Ensures that supplies are labeled and stored safely. 9.Monitors safety equipment such as electrical, lighting, and alarm systems, as directed. Anticipates and prepares for fire, health, and safety inspections.10. Prepares and maintains adequate and accurate maintenance records. Completes and submits required paperwork on time. 11.Consults with the Director of Facilities & Operations to schedule major repairs and ensure compliance with building code and ADA accessibility standards. Works with the Director of Facilities & Operations to develop short term and long-term maintenance program goals and recommendations. 12.Deals with unexpected situations such as accidents and equipment failure and avoids disrupting building activities except during emergencies. Uses problem solving techniques to tactfully address and resolve questions/concerns. Assists other staff as needed to deal with unexpected or urgent situations. Responds to emergencies as needed. Helps uphold emergency procedures. Maintains clear routes for emergency egress. 13.Follows approved safety procedures to clean up injuries involving chemicals, solvents, blood, body fluids and/or body tissues. Takes precautions to ensure safety. Watches for conduct/situations that may indicate a problem. Works with staff to manage or eliminate risk factors. Participates in occupational safety and health training programs as directed. 14.Checks daily schedule and coordinates preparation and clean-up activities for building events. Assists as needed to facilitate community participation in school activities. Assists rental groups as directed. 15. Maintains open/effective communications. Strives to develop rapport and serve as a positive role model for others. Shares knowledge about new laws and advances in operational procedures/equipment technology.16. Exposure to wet and/or dry slippery surfaces.4.Exposure to blood -borne pathogens and communicable diseases.5.Interactions with aggressive, disruptive, and/or unruly individuals.6.Lifting, overhead lifting, carrying, and moving work-related supplies/equipment up to and over 50 pounds. 7.Operating and/or riding in/on a vehicle.8.Performing tasks that require strenuous physical exertion.9.Traveling to meetings and work assignments.10.Working at various heights, in confined spaces, and/or variable/diminished lighting.11.Working in proximity to moving mechanical parts.

Job Requirements
Qualifications: 1. High School Diploma. Post-secondary training in a trade is desirable. 2.Ability to comply with environmental, health, and safety laws/regulations, building codes, and ADA accessibility guidelines. Ability to use blueprints/schematic diagrams.3. Skill/experience in maintenance/repair procedures (e.g. mechanical, electrical, plumbing, carpentry, drywall, painting, masonry, etc.).4.Skill/experience in building systems (e.g. HVAC, plumbing, electrical, communications, fire safety, security, etc.). 5. Multi-school or closely related building maintenance experience.6.Valid drivers license.
