Building Maintenance Technician**
**Job Description**
As a Building Maintenance Technician, you will optimize the operation of HVAC, electrical, and plumbing equipment and systems using best practices and building automation systems. You will troubleshoot and repair equipment and system problems, ensuring resolutions are effective and cost-efficient. You will respond to tenant service requests to reduce work orders and eliminate recurring problems. Effective communication with team members, property owners, representatives, and supervisors regarding work performed and the status of property and mechanical systems is essential.
**Responsibilities**
+ Optimize the operation of all HVAC, electrical, and plumbing equipment and systems.
+ Troubleshoot and repair equipment and system problems effectively on the first attempt.
+ Respond to tenant service requests to minimize work orders and recurring issues.
+ Communicate effectively with team members, property owners, and supervisors about work performed and system status.
+ Perform timely preventative maintenance and repairs on all HVAC, electrical, and plumbing systems.
+ Assist property managers in creating the annual operating budget.
+ Collaborate with the Chief Engineer to plan and implement capital repairs.
+ Identify and implement energy conservation measures.
