QUALIFICATIONS:
- Background in the maintenance and operation of public school buildings and grounds, along with an overall knowledge of maintenance operation including heating, ventilation, cooling systems, and controls
- Familiarity with energy management
- Water service and plumbing
- electrical, lighting, and communication systems
- Capacity for leadership through successful experience as a supervisor, foreman or a similar supervisory position
- Ability to lift 40 lbs
- Massachusetts driving license required
JOB GOAL:
Head Custodian shall report and provide support to the building principal, the district facilities manager, and provide leadership for the building custodian staff, and perform a variety of tasks including cleaning, maintenance and general care of the building and grounds. In addition to the following general duties the primary responsibility is to ensure students and staff has a safe, attractive, comfortable, clean and efficient place in which to learn, play, work and develop.
STAFF SUPERVISION:
- Establishes and schedules appropriate maintenance, grounds-keeping and custodial requirements for the school.
- Plans and oversees schedules and procedures for the regular, on-going custodial care of the school to include summer cleaning programs and vacation schedules.
- Under direction of the Principal and the Building and Grounds manager, prepares the playing fields and grounds for athletics and other school activities where applicable.
- Makes regular inspections of buildings, grounds and building equipment to ensure that proper maintenance, operational and cleaning methods are being performed and to determine that high standards of workmanship, cleanliness, safety and security are maintained.
- Monitors the time sheets of all custodial staff and certifies them for salary payments prior to submission to the building principal.
- Assists in the recruitment, employment, evaluation, assignment, transfer, promotion, demotion or dismissal of custodial staff.
REPAIR AND MAINTENANCE:
- Assumes responsibility for the comprehensive overall planning and scheduling of maintenance and repair requirements of the school to ensure safety of the building, grounds and building equipment.
- Examines school building, grounds and building equipment on a regular basis for needed repairs and maintenance.
- Establishes and recommends priorities on repair projects.
- Organizes and implements a program of preventive maintenance to ensure that all building equipment runs properly and efficiently.
- Develops a system for dealing with emergency repair problems with efficiency.
PROCUREMENT OF GOODS AND SERVICES:
- Working with Building and Grounds manager, maintains a log and determines which repair jobs and maintenance may be performed by custodial staff and which must be performed by outside contractors.
- Procures three quotes, attaches them to purchase order, has principal sign, and sends to Assistant Superintendent for signature. Advises Building and Grounds Manager of issue and possible remedies.
- Supervises and inspects the improvement and renovation work performed by outside contractors, and verifies that the terms of all such contracts have been fulfilled before authorizing final payments.
- Initial approval of payment of all outside contractors performing work for the school.
- Assists Assistant Superintendent and Building and Grounds manager through the Principal in preparation of plans and detailed specifications pertaining to supplies, materials, equipment and local contract work.
- Recommends for purchase necessary equipment and supplies to Assistant Superintendent and Building and Grounds manager through the Principal.
- Meets vendors and manufacturers’ representatives to keep informed on new materials, equipment and methods.
SAFETY:
- Conducts periodic inspection of all school facilities to ensure fire safety.
- Works with principal and safety and security team to establish emergency evacuation procedures for building to include each classroom and office.
- Cooperates with local departments and inspectors to conform with rules and regulations for safety and health.
- Ensures that standards consistent with all applicable laws are maintained, including the MSDS (Material Safety Data Sheets).
- Conducts six-month inspection of known asbestos sites.
SALARY: $22.85 per hour as per contract
