About the Role
As a Building Maintenance Technician II, you will oversee the lifecycle management of critical facility infrastructure and specialized equipment, extending beyond routine maintenance to encompass preventative and predictive strategies. You'll procure and manage vendor contracts, ensuring optimal performance and compliance for all building systems. This highly collaborative role requires cross-functional engagement with internal departments and external technical specialists to guarantee uninterrupted facility support for all organizational activities, including event operations. Our Building Operations team is responsible for planning, communication, execution and continuous improvement of our headquarters located in Lake Forest, IL.
The Building Maintenance Technician II position has varying hours that may fluctuate depending on the time of year and football season. The engineer will work 8 hours per day, with core hours from 8am-4pm. The role requires flexibility to work alternate hours as needed, including weekends and holidays. Weekend shifts are required throughout the in-season program. This is an hourly paid position.

Responsibilities
Technical
- Execute routine preventive maintenance on all building systems—including HVAC, plumbing, electrical, fire suppression, and security—following established schedules and procedures.
- Complete a wide range of repairs throughout the facility:
- Plumbing: Diagnose and repair leaks in fixtures, clear clogs, replace faucets, toilets, and other plumbing components.
- Carpentry: Execute repairs on doors & door hardware, cabinets, and furniture.
- Painting: Prepare surfaces, apply paint, and perform touch-ups to maintain the aesthetic and protective integrity of walls, ceilings, and other surfaces.
- Drywall Repair: Patch holes, repair cracks, and finish drywall surfaces to a professional standard.
- Electrical: Troubleshoot and repair electrical circuits, replace outlets, switches, light fixtures, ballasts, and perform minor wiring modifications in compliance with electrical codes.
- Kitchen Equipment: Troubleshoot, diagnose, and repair a wide range of commercial kitchen equipment, including but not limited to ovens, fryers, refrigerators, freezers, ice machines, dishwashers, and various food prep equipment.
- Hydrotherapy Pools - Maintain the cleanliness, chemical balance, and proper functioning of hydrotherapy pools and associated equipment. This includes regular testing, cleaning, and preventative maintenance.
- Maintain accurate records of all maintenance activities, repairs, inspections, and equipment history. Utilize a CMMS (Computerized Maintenance Management System
- Building Automation System (BAS) - Troubleshoot and resolve BAS issues, including alarms, communication errors, and equipment malfunctions. Contact and work with specialized vendors until issues are resolved.
- Inspect entire facility daily for any faults (including cosmetic), take initiative to repair, replace or recommend course of action.
- Serve as a primary responder to building emergencies, including but not limited to power outages, significant plumbing leaks, fire alarms, and security breaches. You'll quickly assess the situation, initiate emergency protocols, mitigate immediate risks, and coordinate with relevant personnel or external emergency services.
Planning
- Contribute to financial planning: Help develop the annual repair and maintenance budget, including capital improvement programs. You'll also track expenses, provide monthly reconciliations, and update management on budget status.
- Long-term facility planning: Support the creation of a ten-year plan for facility equipment, ensuring foresight in our operational needs.
- Emergency preparedness: Assist in the development and ongoing maintenance of the facility's Emergency Action Plan, playing a key role in safety readiness.
- Procurement assistance: Lend support to the procurement process for all building maintenance contracts and service projects.
Vendor Management
- Building a Strong Network: Proactively research and develop a comprehensive list of qualified vendors for all maintenance and construction projects.
- Optimizing Vendor Relationships: Coordinate ongoing vendor relationships, managing everything from scheduling services to evaluating performance and driving continuous improvement.
- Project Oversight: Oversee capital projects from start to finish, including direct supervision of subcontractors during execution to ensure quality and adherence to timelines.
- Contract Execution: Prepare and submit legal requests, then finalize and execute vendor contracts for general repair and service agreements.
Continuous Improvement
- Assist with sustainability - efforts by the organization.
- Remain current on best practices and procedures in building maintenance and improvements.
General
- Complete “Handy person” projects as needed.
- Set up orders with supply houses and order building maintenance supplies, tools and equipment.
- Assist with inventory management of all equipment on property.
- Perform other related duties as assigned by the Manager of Building Operations or Director of Building Operations.
Qualifications
Required
- High School diploma/GED required plus 10+ years of work experience or 7+ years with an associate degree, Technical Certification or higher
- Prior building maintenance experience working in a commercial, industrial, or institutional environment.
- Mini mum of 7+ years of experience working with Building Automation Systems (BAS) for monitoring and controlling building environmental systems and Computerized Maintenance Management Systems (CMMS) programs for work order management, preventive maintenance scheduling, and asset tracking.
- Minimum of 7 years of experience performing minor electrical work, including circuit troubleshooting, replacing outlets, switches, and light fixtures, and completing small-scale installations in compliance with safety standards and electrical codes.
- Strong plumbing skills, including the ability to diagnose and repair leaks, clear clogs and replace fixtures.
- Ability to work independently on assigned tasks, such as preventative maintenance and repairs, while also effectively collaborating with other technicians and staff on larger projects and shared responsibilities.
- Possess advanced knowledge of HVAC, plumbing, and electrical systems, enabling you to not only identify issues but also to complete basic repairs independently. This includes understanding system operations, safety protocols, and common failure points.
- Ability to troubleshoot, diagnose and recommend course of action for repair of building systems and equipment.
- Minimum of 7+ years working knowledge of general carpentry, masonry, and other building trades.
- Hands-on experience in painting & drywall repair.
- Strong computer skills (e.g. Microsoft Outlook, Word, Excel)
- Must be organized, able to manage multiple projects, and excel in an ever-changing work environment.
- Proficiency in reading building plans and blueprints .
- Ability to safely operate and possess or obtain an operator’s license to operate a forklift, scissor lift and boom lift. Applicant must be comfortable with heights.
- Hold or ability to obtain a Certified Pool and Spa Operators License preferred.
- Must be able to work non-traditional hours, in non-traditional settings, including evenings, weekends, and holidays as required.
Preferred
- Experience in troubleshooting, diagnosing, and repairing a wide range of kitchen equipment.
- Prior experience working in a sports training facility preferred.
- 3+ years' experience completing minor HVAC repairs.
Physical Requirements:
- Must be physically capable of strenuous activity over extended periods of time.
- Must be able to lift and move up to 60lbs.
- Be able to bend and work in a kneeling position for periods of time.
- Must be able to climb stairs and ladders, work at heights as required, enter and work within tight spaces, and withstand hot and cold temperatures.

COMPETITIVE INDUSTRY PAY
The Building Maintenance Technician II is a full-time non-contract position. This position is an HOURLY (non-exempt) role. The expected hourly rate for this role is $35 - $40/per hour. Please note, due to job function, regular overtime (paid as time-and-a-half) is expected. Exact compensation may vary based on skills, experience, and other job-related factors.
