The City of Sioux Falls is seeking a skilled professional to fill the role of Lead Building Maintenance at the Midco Aquatic Center, a premier, high-traffic, year-round indoor aquatic facility. This opportunity calls for an individual with expertise in managing complex building systems, including pool chemistry, HVAC, plumbing, and electrical components.

As the Lead Building Maintenance professional, you will oversee the daily maintenance, repair, and operation of the facilitys infrastructure, ensuring all systems function safely and efficiently. In this full-time role, you will serve as the on-site expert, collaborating with Parks and Recreation staff, leading maintenance team members, and proactively addressing issues to maintain the facilitys long-term integrity. Your work will play a pivotal role in protecting the citys investment and upholding exceptional operational standards for this vital community experience.

1. Inspect assigned facilities on a regular basis to assess operational, custodial, and maintenance issues. Troubleshoot and perform a variety of building maintenance and repair work, including, but not limited to, general plumbing and electrical repair, carpentry, HVAC, boiler, masonry, and painting in conjunction with the maintenance and repair programs of City facilities.

2. Oversee and direct regular and temporary employees in custodial and maintenance duties including, but not limited to, sweeping, scrubbing, buffing floors, trash handling, restroom cleaning, setting up office spaces, and ongoing inspection of general cleaning in City buildings. Assist in the preparation of daily work schedules for custodial and other building maintenance personnel.

3. Utilize the work order system to include assignment of jobs, tracking of job progress, and compilation of related productivity statistics.

4. Assist in the preparation of annual budget for cleaning and maintenance supplies, materials, and equipment. Purchase and maintain inventories of custodial and maintenance supplies and materials at all service locations. Manage purchase card use as assigned by leadership and reconcile as needed with the Finance department.

5. Perform general grounds and building maintenance work, including lawn care, mowing, watering, and fence and building repair.

6. Perform snow and ice control and removal procedures including operating snow removal equipment, sanding, spreading deicing chemicals, shoveling sidewalks, and maintenance of snow removal equipment from parking lots, storage areas, sidewalks, and other ground areas.

7. Operate, repair, and maintain various snow removal, sweeping, scrubbing, and buffing machines; service batteries in sweeping, scrubbing, and buffing machines.

8. Clean, disinfect, and deodorize restrooms and replenish supplies.

9. Pick up scrap and waste in and around buildings and facilities. Remove trash and empty wastebaskets into scrap containers.

10. Turn off lights; open and secure City buildings as assigned.

11. May monitor and assist in the operation of high- and/or low-pressure boilers, heating systems, air conditioners, compressors, exhaust systems, air-handling units, water circulation pumps, and other building equipment. Perform daily assessment inspections and schedule periodic maintenance, repair, and overhaul of the equipment, change filters, lubricate moving parts, and replace belts.

12. Assist with department moves. Set up and tear down tables, chairs, and/or sound systems for conferences, conventions, and other public activities in City buildings.

13. Operate City vehicles.

14. Perform other such duties and functions as may be necessary or incidental to the proper performance of this position.

Graduation from high school or GED certification, or trade school with a minimum of four (4) years experience in custodial and building maintenance and repair activities, including experience with the operation and maintenance of low-pressure boilers and other heating and cooling systems, electrical, and plumbing; or any such combination of education, training, or experience as may be acceptable to the hiring authority.

Willing to work standby duty for building security systems, HVAC/R, and maintenance alerts.

Must be willing and will be required to work a varied schedule including weekends and evening hours.

Possession of a valid drivers license prior to hire is required.
