This role involves regular inspections, minor repairs, and proactive maintenance tasks to uphold the property's overall condition and tenant satisfaction. Key Responsibilities: Building Exterior & Grounds: Ensure that the exterior of all buildings is clean, well-maintained, and free of debris to avoid potential fines or complaints. Inspect sidewalks and entryways regularly to identify and report or repair hazards that may cause injuries. Common Areas & Hallways: Maintain tidiness in all common areas and hallways. Remove or report any items improperly stored by tenants outside their units to preserve a neat and professional appearance. Hallway Condition: Conduct routine checks to ensure hallways are in good condition, addressing any damage, dirt, or maintenance needs. Equipment & Appliance Check: Inspect diffusers to ensure proper oil levels and battery function. Assess appliances within units to ensure they are in safe, working condition and report or address any issues. In-Unit Inspections & Repairs: When entering tenant units for scheduled tasks, proactively check for other minor repair needs and, if time permits, address these issues immediately to reduce future service calls. Tenant Behavior Reporting: Report to the management team any tenants who repeatedly maintain their units in poor or unsafe condition. Notify management of tenants displaying disruptive or concerning behavior to inform lease renewal decisions. Drain Maintenance: Perform drain cleaning and maintenance in designated buildings as per the provided schedule and building list. Document and communicate completed tasks back to the office to ensure maintenance records are updated. Qualifications: Proven experience as a Maintenance Engineer, Handyman, or similar role in property management or facility operations. Basic knowledge of electrical, plumbing, and HVAC systems. Ability to use hand and power tools safely and effectively. Strong attention to detail and proactive problem-solving skills. Good communication skills to report issues clearly to the management team. Physical Requirements: Ability to lift heavy objects (up to 50 lbs). Comfortable working on ladders, in small spaces, and outdoors in various weather conditions.
