Job Summary
The Building Maintenance Technician I is an entry level Maintenance position within General Services. Employees in this class perform semi-skilled work in the performance of a wide variety of building and grounds maintenance and repair tasks in the construction trades of carpentry, plumbing, electrical, roofing, and painting. Work is assigned by the Building Maintenance Supervisor in terms of departmental goals and objectives.
Essential Functions

Assists with installations, repairs, and general maintenance and preventative maintenance on equipment in functional area.
Assists with various construction duties in functional area for County facilities.
Prepares job site for repair or installation.
Assists in a variety of semi-skilled trades work such as: framing walls and hanging drywall; constructing floors, partitions, cabinets and bookcases; installing windows and doors; and repairing roofing systems.
Installs electrical fixtures, switches and light fixtures.
Performs a variety of plumbing work such as installing and repairing toilets, drinking fountains and sinks, and unclogging pipes and drains.
Repairs furniture and assembles new furniture.
Prepares surfaces to be painted using sandpaper, scrapers, sanders, etc., and applies paint to interior and exterior of buildings, furniture, fences, and miscellaneous county property and equipment.
Maintains building grounds, which may include sweeping and cleaning, repairing fences and gates, spreading gravel, and spraying pesticides.
Moves furniture, filing cabinets, appliances, etc. for County departments/offices; disposes of surplus items.
Collects, loads, and transports materials and supplies to a designated location which may involve lifting objects weighing up to 60 pounds.
Operates a county vehicle in order to move from one work location to another; inspects vehicle daily including checking oil, water, power steering fluid, lights, etc.
Operates and cares for a variety of power and hand tools and equipment.
Installs equipment and materials as needed for building facilities.
Assists in repairing County building equipment.
Additional Duties :
Employees in this classification may be expected to perform any related duties as required by proper authority.
Knowledge, Skills and Abilities
Knowledge of the methods, materials, tools, equipment, and techniques related to building and equipment construction and maintenance.
General knowledge of equipment operation and maintenance.
Knowledge of occupational hazards and safety precautions of the work performed.
Skill in the safe operation of equipment and handling of chemicals.
Skill in operating a computer and applicable software applications.
Communication, interpersonal skills as applied to interaction with coworkers, supervisor, the general public, etc. sufficient to exchange or convey information and to receive work direction.
Performing preventative maintenance.
Performing basic maintenance in functional area.
Ability to operate a variety of maintenance and construction tools, vehicles, and equipment in a safe manner.
Ability to operate a 3/4 ton truck with trailer.
Ability to read, understand and follow written and verbal instructions.
Ability to establish and maintain effective working relationships with other employees, other departments, other agencies, and the general public.
Ability to lift and maneuver objects weighing up to 60 pounds, such as bags of cement, heavy tools and equipment; to climb into and operate large equipment and trucks; and to walk over rugged terrain, etc.
Ability to withstand working outside in all extreme weather conditions.
Working Conditions
Work is performed both indoors and outdoors.
Minimum Qualifications
1) High school diploma or equivalent.
2) Two (2) years of progressively responsible varied experience in building construction, repair and maintenance in more than one of the following areas: carpentry, plumbing, electrical, roofing, and painting.
3) OR have a combination of education, training and work experience that is equivalent to #1 and #2 above that provides the requisite knowledge, skills and abilities for this job.
4) Valid State of Georgia driver's license.
