Job Summary We are seeking an experienced Facility Maintenance Technician II to join our team. This role is responsible for performing skilled work in the operation, maintenance, troubleshooting, and repair of commercial building systems, with a focus on HVAC, electrical, and plumbing systems. The ideal candidate will also have working knowledge of Building Automation Systems (BAS) and demonstrate the ability to support a safe, comfortable, and energy-efficient environment for building occupants. Essential Duties Perform preventive and corrective maintenance on HVAC systems, including air handlers, VAV boxes, exhaust fans, pumps, chillers, and boilers. Troubleshoot and repair electrical systems including lighting, panels, motors, switches, and controls up to 480V. Maintain and repair plumbing systems such as domestic water, sanitary drains, pumps, valves, and fixtures. Monitor, operate, and adjust Building Automation Systems (BAS) for efficient building performance; assist with scheduling, alarms, and system optimization. Perform general facility maintenance including doors, locks, ceiling tiles, flooring, painting, and other minor repairs as needed. Respond to service calls and emergency situations in a timely, customer-focused manner. Follow all company safety policies, procedures, and regulatory requirements. Maintain accurate records of work performed, parts used, and equipment status. Provide guidance and support to junior technicians as needed. Minimum Requirements High school diploma or equivalent required; technical or trade school certification preferred. Minimum 3-5 years of experience in commercial facility maintenance with a focus on HVAC, electrical, and plumbing systems. Working knowledge of BAS systems (Johnson Controls, Siemens, Honeywell, Trane, or similar) preferred. Ability to read and interpret blueprints, schematics, and technical manuals. Strong troubleshooting and problem-solving skills. Valid driver's license; ability to travel between sites if required. Ability to work independently, manage priorities, and respond to after-hours emergencies on a rotating basis. Physical ability to lift 50+ lbs, climb ladders, and work in varying environmental conditions. Preferred Skills/Certifications: Universal EPA Certification for refrigerants. Knowledge of energy management practices. Strong communication and customer service skills.
