Status: Full-Time, 40 hours/week
Shift: Days
Shift Time Schedule: 6:00am-2:30pm and 7:00am-3:30pm
Days: Monday-Friday, call rotation and one weekend per month

POSITION SUMMARY:
Perform daily maintenance, work orders, testing, and repair work on all BCH properties including plumbing, electrical, fire equipment, heating, air conditioning and refrigeration for all facilities and equipment. Perform lawn, landscaping service, and snow removal tasks as needed to all BCH properties.
ESSENTIAL FUNCTIONS:
Complete all assigned monthly preventative maintenance tasks via the MPULSE maintenance tracking software and document completion of work on equipment as well as in the MPULSE program.
Complete all assigned daily work orders via the MPULSE maintenance tracking software and document completion of work in the MPULSE program.
Respond to emergency maintenance calls during and after normal work hours and on weekends and holidays; perform necessary repair work, which may include temporary repairs sufficient to secure the systems and facilities until permanent repairs are feasible; notify appropriate personnel if further action is required; log all call-back calls received and document action taken.
Conduct periodic inspections of designated buildings and equipment; when necessary, repair and perform preventive maintenance on general building facilities including electrical, mechanical, HVAC, refrigeration, and communication systems.
Respond immediately to fire alarm systems; disengage electrical, water, or gas systems to protect building occupants and property; assist in removing patients, personnel, or equipment as needed.
Assist with minor or major repairs to electrical, plumbing, heating, HVAC, and refrigeration equipment as needed.
Assist in general upkeep patching & painting of facility.
Coordinate and participate in the proper care of Boone County Hospital Properties to include trimming, edging, weeding, pruning of trees and shrubs, application of herbicides, pesticides and fungicides, and application of seeds, bulbs, plants, mulch and fertilizers as directed; operate weed eaters, power edger's, power mowers, backpack sprayers, hoes, shovels, hand tools and related landscape equipment as required.
Complete all Snow & ice removal and apply ice melt as needed to all properties during the winter prior to 8:00am. exceptions made for continuing snow accumulation throughout the day.
Advise management of general condition of facilities and equipment and any unusual problems or concerns that may arise; make recommendations for facilities improvements or upgrades.
Maintain appropriate documentation of maintenance and repair records to ensure compliance with applicable regulations and codes.

On Call Rotation Functions:
complete facility tour daily during call week upon arrive to start shift.
Enter all data recorded during daily facility tours into corresponding computer logs
Complete Boiler test on weekends
Carry the on-call phone for duration of call week to ensure answering of any emergency calls
Complete weekly, all tasks laid out in the on-call standard work and on-call snow removal standard works
MINIMUM KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:
Must have a high school diploma or GED.
Must have completed apprenticeship program and have certification from a trade school for
Electrical, Plumbing or HVAC.
Will need to have a minimum of two years experience in Plumbing, HVAC or Electrical
work, and strong knowledge of the systems and components.
Skills or abilities in building maintenance and repair such as electric pumps, fans, pneumatic
systems, compressors, conveyors, air handlers, boilers, painting, drywall repair or other similar
equipment.
Ability to use computers to answer emails, create word documents, create spreadsheets and
record work completed on our Maintenance Tracking Software MPULSE.
Ability to read and interpret documents such as safety rules, operating and maintenance
instructions and procedure manuals.
Ability to write routine reports and correspondence.
Ability to speak effectively before groups of customers and employees of the organization.
Ability to add, subtract, multiple and divide in all units of measure, using whole numbers,
common fraction, and decimals.
Ability to compute rate, ratio, percent, and to draw and interpret bar graphs.
Ability to apply common sense understanding to carry out instructions furnished in written,
oral, or diagram form.
Ability to deal with problems involving several concrete variables in standardized situations.
Participate in department's performance improvement plan and assists in collecting data used
for quality assurance & education
Position requires a positive individual who is flexible and has the ability to work well within a
team.
EQUIPMENT/TOOLS:
Use garden, hand, gas, and power tools to adjust, install, and or repair equipment. Use electrical, telephone, voltage and temperature monitoring equipment to test and diagnose equipment.
WORKING CONDITIONS:
Regular Engineering employee hours are from 7:00am-3:30pm (weekdays), On-call rotation hours are 6:00am-2:30pm (Weekdays). Weekend on-call hours are 7:00am-8:00am Saturday and Sunday to complete the Mechanical tour and Boiler testing. Hours may vary depending on departmental staffing needs.
Typical working conditions while performing the duties of the job a employee is frequently exposed to moving parts, and outside weather conditions. The employee is exposed to wet and or humid conditions: precarious places, fumes or airborne particles: extreme heat: and or vibration. The noise level in the work environment is usually moderate and in some areas high.
